49ers Update for April 8, 2014

            Real Estate Activity. During the past couple of weeks in the 49ers Community four new listings came on the market, one existing listing went under contract, one listing which had been under contract closed its sale and three existing listings had price changes. There are currently eleven active listings in 49ers (see table below for details), three other properties are under contract awaiting closings and there have been nine closed sales in the community in the past six months.

            - 12240 E Barbary Coast Rd, 11935 E Barbary Coast Rd, 12241 E Gold Dust Dr and 2120 N Forty Niner Dr came on the market during the reporting period.

            - 12401 E Barbary Coast Rd, a five-bedroom, three-bath home of 2,858 sqft built in 1979, went under contract.

            - 11870 E Wagon Trail Rd, a four-bedroom, three-bath home of 3,163 sqft built in 1964 and listed for $417,000, sold for the listed price.

            - 11640 E 49er Fairway Lane increased its asking price from $333,500 to $371,450. It has been on the market for 264 days and is being marketed as a lender-owned REO.

            - 2010 N Forty Niner Dr reduced its asking price from $674,999 to $649,000.

            - 12025 E Claim Jumper Sq reduced its asking price from $279,000 to $249,000.

            During the past 15 days in the 49ers Community two active listings went under contract, two other active listings reduced their asking prices and one property which had been under contract closed its sale. There are currently eight active listings in the community (see details in the table below), three other properties are under contract awaiting closings and there have been eight closed sales in the past six months in 49ers.

            - 12435 E Gold Dust Dr, a four-bedroom, three-bath home of 2,750 sqft built in 1979 and listed for $420,000, went under contract. It had been on the active market for four days.

            - 11872 E Wagon Trail Rd, a three-bedroom, three-bath home of 2,292 sqft built in 1972 and listed for $350,000, went under contract. It had been on the active market for seven days.

            - 11640 E 49er Fairway Ln reduced its list price from $351,500 to $333,500. This a lender-owned foreclosure that has been on the market for 145 days.

            - 12025 E Barbary Coast Rd reduced its list price from $420,000 to $415, 000. It has been on the market for 35 days.

            - 11915 E Barbary Coast Rd, a three-bedroom, three-bath home of 2,767 sqft built in 1962 and listed for $399,000, sold for $375,000. It went under contract the day it came on the market.

There are currently ten active listings in 49ers (see table below for details), two other properties are under contract awaiting closings and there have been eight closed sales in the community in the past six months.
            - 11872 E Wagon Trail Rd came on the active market listed at $350,000.
            - 12435 E Gold Dust Dr came on the active market listed at $420,000.
            - 11640 E 49er Fairway Ln, a lender-owned foreclosure listed for $351,500, returned to the active market. It has been active for 130 days.
            - 12241 E Gold Dust Dr, a three-bedroom, three-bath home of 2,592 sqft built in 1989 and listed as a “short sale” for $339,000, dropped off the active market. It had been active for 154 days and was initially listed for $430,000.
            - 12302 E Sutter Mill St, a five-bedroom, three-bath home of 2,786 sqft built in 1979 and marketed as a lender-owned foreclosure, sold for $375,000. It had been on the active market for 44 days.

            Real Estate Activity. During the past two weeks in the 49er Community two active listings went under contract and another active listing reduced its asking price. There are currently four active listings in the community (see table below for details), four other properties are under contract awaiting closings and there have been seven closed sales in the past six months.
            - 12240 E Barbary Coast Rd, a four-bedroom, three-bath home of 2800 sqft built in 1978 and listed as a lender-owned foreclosure for $317,000, went under contract after 16 days on the active market.
            - 12302 E Sutter Mill St, a five-bedroom, three-bath home of 2,786 sqft built in 1979 and listed as a lender-owned foreclosure for $355,500 went under contract. It had been on the active market for 40 days and was initially listed for $369,959.
            - 2010 N Forty Niner Dr reduced its asking price from $689,000 to $674,999. It has been on the market for 80 days and was initially listed at $699,000.
            49ers Real Estate Summary for 2013. During the past year in the 49ers community there were 16 closed sales of homes with an average sales price of $124.38 per square foot and an average number of days on the market of 52. This is a slight decrease of average sales price from 2012 and a reduction in the number of days on the market. The 16 sales during 2013 include a townhome in the Guest Ranch, two lender-owned foreclosures and two “short sales.”
 
            49ers HOA Annual Meeting. The Annual HOA Membership meeting of the Forty Niner Country Club Estates Homeowners Association will be held Monday, January 13 at 7pm at the Forty Niner Country Club Pavilion.

            Real Estate Activity. During the past week a new listing came on the market in 49ers. There are currently six active listings in the community (see details in the table below), two other properties are under contract awaiting closings and there have been nine closed sales in 49ers in the past six months.
            - 12240 E Barbary Coast came on the market listed for $317,000. This lender-owned foreclosure had previously been on the market for 224 days as a “short sale”. It is being marketed as an auction as is 11640 E 49er Fairway Lane, also a lender-owned foreclosure.
            Mortgage Rate. The current local mortgage rate for a 30-year, fixed rate loan is 4.625 %.

            Real Estate Activity. During the past six days from our last report one new active listing came on the market in 49ers (see details in the table below), one active listing reduced its asking price and one property which had been under contract closed its sale. There are currently four active listings on the market, two other properties are under contract awaiting closings and there have been nine closed sales in the community in the past six months.
            - 12302 E Sutter Mill Rd came on the market listed for $369,959. This is a lender-owned property after a foreclosure.
            - 2010 N Forty Niner Dr reduced its asking price by $10,000 and is now listed for $689,000. It has been on the market for 38 days.
            - 11874 E Wagon Trail Rd, a five-bedroom, four-bath home of 3,665 sqft built in 1972 and listed for $399,900, sold for $341,500. It had been on the active market for 49 days and was initially listed for $425,000.
            The Recent Tucson Market. In the Tucson Metro area, October 2013 active inventory was 4,984, an 18.6% increase from October 2012. There were 1,154 closings in October 2013, a 1.8% increase from October 2012. Months of Inventory was 4.3, up from 3.9 in October 2012. Median price of sold homes was $155,000 for the month of October 2013, up 8.6% from October 2012. The Tucson Metro area had 1,283 new properties under contract in October 2013, down 11.6% from October 2012. Local mortgage rates for conforming/conventional, 30-year, fixed rate mortgages stand at 4.5% at this time. Jumbo loans (exceeding $417,000) can be had for around 4.125%.

            - 11878 E Wagon Trail Rd dropped out of contract and is now back to active status.
            - 12301 E Sutter Mill St, a four-bedroom, two-bath home of 3,235 sqft built in 1979 and listed as a “short sale” for $299,900, had its listing expire and it is not currently listed in the Multiple Listing Service.

            Weekly Real Estate Activity. During the past week in the 49ers community, one new listing came on the market, one listing went under contract, one listing dropped off the market and one listing reduced its asking price. There are currently six active listings in the community (see table below for details), six other properties are under contract awaiting closings and there have been eleven closed sales in the past six months.
            - 11880 E Wagon Trail Rd came on the market listed at a range price of $375,000 to $400,000.
            - 11856 E Wagon Trail Rd, a four-bedroom, four-bath home of 3,023 sqft built in 1966 and listed for $469,000, went under contract after 21 days on the active market.
            - 12320 E Cape Horn Dr, a five-bedroom, three-bath home of 3,282 sqft built in 1992 and listed for $485,000, dropped off the active market. It had been on the market for 253 days and was initially listed for $500,000.
            - 11861 E Injun Pl reduced its asking price by $10,000 and it is now listed for $439,000. It has been on the market for 100 days.
 
            49ers Real Estate Summary for 2012. During the past year in the 49ers community there were 19 closed sales of homes with an average sales price of $126.28 per square foot and an average number of days on the market of 68. As can be seen from the Ten-Year Summary Table below, this is an increase of average sales price from 2011 and a large reduction in the number of days on the market. The 19 sales during 2012 include two which were townhomes in the Guest Ranch, one other which was a lender-owned foreclosure and one which was a “short sale.” The remaining 15 sales had an average $/sqft of $130.15 and a median price of $369,500. As can be seen from the Ten-Year Summary, non-distressed 2012 home sales prices are near the 2003 level. 2012 home prices in 49ers rose almost 6% over the previous year.
 
            2013 Outlook. As 2013 opens, lending standards still remain high limiting the number of qualified buyers. I expect to see some relaxation in this area during 2013. Distressed sales (foreclosures and short sales) continue to exercise a brake on home price appreciation, but numbers of distressed sales appear to be decreasing both in the community and in Pima County as a whole. On the other hand, this is an excellent time to consider investment in real estate. Home prices are still low and mortgage interest rates are at historic lows. Rental demand is strong making investment property easy to hold and in many cases, making such property a cash cow. Mortgage rates for qualified buyers are currently at 3.5 % or below, while investors are getting loans in the 4% range.
 
            49ers HOA Annual Meeting. The Annual HOA Membership meeting of the Forty Niner Country Club Estates Homeowners Association will be held Tuesday, January 15 at 7pm at the Forty Niner Country Club.
 
            Road Maintenance. The number to call to report road problems to Pima County is 740-2639. Join me in complaining to the county about the condition of the entrance road from Tanque Verde Road in front of the clubhouse and driving range.
