Many realtors cold call daily to expired listings and FSBO's. Be sure you check the "Do Not Call" list and that you have a good script and pre-qualifying script. I've had moderate success in working with expired listings. The business is out there and to find it you have to rely on as many sources as possible from cold calling, door knocking, having a strong web presence, so you can cultivate and grow a great data base that will provide you with referrals year after year.

My favorite is knocking on doors. Serves two purposes - gets the agent out previewing and learning neighborhoods and inventory while prospecting at the same time. It is also important to have door hangers to leave behind with so many dual income households where no one is home in the daytime. The best are "Do You Know What Your Home Is Worth?" or something to that effect, designed to get sellers, not buyers. Even Express Copy - www.expresscopy.com - sells those.

New Home On The Market - Listed By Other Firm -

Preparing for the presentation -
A. Remember that it is easy to prospect and canvass once you get to the street. The tough part is getting to the street! You MUST wear your real estate name tag!
B. Walk enthusiastically. Look like you are a person with a purpose.
C. Don't ring the doorbell. Knock on the door.
D. Don't stand too close to the door, back away and look up the street.
E. Don't turn until whoever answers the door acknowledges you.

1. Pick out 2 brand new listings to the market each weekday. Call to preview each property and then canvass the 5 houses on each side and the 10 houses across the street - the houses most impacted by this new listing.

2. The script -

"Good morning, my name is _______________ with ___________________________.
A family in this area has employed a fellow REALTOR to help them market their home. I just had the opportunity to preview it and I feel it is an excellent value, so I stopped by to find out if you know of anyone who would be interested in moving into the neighborhood - sort of an opportunity to pick your new neighbor! (Wait for response) NO. This home should definitely generate a lot of activity
and produce a number of qualified buyers. When we sell it, we'll have a surplus of people seeking homes. Would you happen to know of anyone who may be interested in moving in the near future? (Wait for response) NO. May I ask your name? (shut up) Mrs. Johnson (repeat name) Mrs. Johnson, thanks again for your time. (Start to leave) By the way, Mrs. Johnson, when will you be moving?"

The technique is designed to get "No". If you get a "Yes" don't faint. Ha!

Cold Calling can be a Excellent lead generator for listings. Don't forget the Do Not Call list 1st. Its not easy as you will run across a few hang ups or worse. I recommend it. A great way to build your tollerance to rejection!!

Correct me if I am wrong please- I have heard that if you mail a flyer to an area (address) you can CALL that area or address to inquire if they received your flyer regardless if they are on the Do Not Call list or not. There is a a loop hole in the law that permits it.

Thinking the only exception to calling is that you have an actual buyer for the property otherwise you will need to run the numbers thru the DNC List.
