You've heard me (and many others!) say "what you focus on expands"!

It DOES Make a difference who you spend time with!

If you surround yourself news and people who give you more evidence of how tough it is...it's easy to buy into excuses for your own lack of results. If you want to attract and create more to be positive, happy and grateful about ... your thinking and positive emotional state are the best tools you have to start with.

Is it time to upgrade your Rolodex and your experiences? Have you outgrown some of the people you hang out with? Or are the folks to spend time with each day inspiring and encouraging?

I love reading and being inspired by unreasonable people who have a dream and set about to make a dent in the world! Often, against all odds and logic, their taking action shifts the direction of the future. I recently finished Three Cups of Tea: One Man's Mission to Promote Peace . . . One School at a Time by Greg Mortenson and David Oliver Relin. A mountain climber who went to conquer Mt. Everest, Greg has and has spent the last 15 years building schools in Pakistan. He believes educating girls is important because they can bring peace to the world. His story is amazing.

His vision is inspiring. If you’ve had some struggle in your life lately, do yourself a favor and read this book.

Choosing a vision that you are passionate about and using that energy and passion to create miracles is a great way to approach your business planning. What would you attempt if you knew you couldn’t fail? Why not attempt it anyway? New agents often do very well and try things the people who “know” how it works are skeptical of because they are excited and have a vision. If you need a little inspiration along these lines, watch The Dream Movie. And then, start with a vision for next year that YOU are inspired by. Let go of the “how” to get there. Be very clear in the end result. And, then go to work utilizing every crazy idea and resource that appears! Believe me, it will be a very, very good year!

Oct. 8, 2009 - The Fourth Quarter CAN be the best this year!

Can you believe it is already October? It was still hot (106) until last week here in Tucson and the crisp fall air hadn't shown up. It has been a very dry summer. It's easy to get cranky. My garden needs lots of love and renewal having suffered through the long hot summer. I am off the road for a few weeks and I have the time to pretty up the view out my office window. I need to do some cleanup, some planning for my winter garden and then plant or buy the flowers and veggies that will bring a smile to my face.

It's easy to get cranky about business these days too! But, in thinking about business, it seems these same questions and actions are appropriate...

I'm asking myself:

  • What do I want to create for the rest of the year?
  • What cleanup needs to happen? I know completion releases good positive energy! It's like pulling the weeds & clearing the dead plants open a nice fresh space to plant anew.
  • What actions can I take now to increase results?

Many folks I am talking with are frustrated by the number of seeds they are planting that are not popping through the ground. They are trying to stay optimistic, but feeling a little like it is whipped cream on dog poo....not enough results to BELIEVE they are doing the right things and not REALLY believing what they are doing is REALLY going to make a difference. Just saying positive affirmations doesn't turn things around. A result now and then makes it easier to believe we are doing the right things, but what if that is coming more slowly than we feel it should?

How do you manage your mind, your attitude and your budgets when the results aren't forthcoming? Do you keep doing what you have been, stepping up the pace? Do you get resigned and give up, feeling a victim of the economy and circumstances? Do you know how to get yourself excited and energized?



Here are four elements I believe are necessary to achieve optimum results for the final quarter of the year:

  1. Check in with your vision - It is easy to be pulled into the busyness of the day to day activities Lily's Visionwhen trying to make results happen, but your vision is really the energizer all by itself. Think of those times that you have accomplished results that made you proud. I'll bet you were unswerving in seeing what you wanted and doing whatever it took to get there. I am reminded of our early efforts to achieve what we want and the perseverance and focus that is attendant to it when my 7 year old granddaughter, Lily, decides she wants something. I think most children BELIEVE they can get what they want if they ask enough people, enough different ways without giving up until they get there. When was the last time you thought about what you want for the rest of this year and pictured in your mind including thinking about how you are going to feel when that happens? What emotions are there? Write down this vision and these emotions and read it over every single day. Post a picture of it in your office (I love doing a yearly vision board) You CAN have your vision. What would a 7 year old do?
  2. Re-evaluate and Economize - I don't want you to think I am a complete Pollyanna, out of touch with the fact that there are real, different, circumstances in the economy these days and I know the world out there does have an effect on us. I also know there are always opportunities and the successful people don't buy into the gloom and doom. The most useful way to approach this is by looking at your situation and seeing what you CAN do. Don't overspend if the money isn't coming in. Restructure your expenses. Downsize and cut the unnecessary items. Find ways to do what you need to do in creative, inventive ways. Use coupons. Spend an afternoon with your personal and business accounts and take a good look at where you are year to date. It's scary to me how many people tell me they aren't looking at this because they are scared to know. HELLO!!! You have power when you know where you are and where you want to be, but give up your power when you become an ostrich without a vision. The one thing NOT to economize on is your branding, marketing and visibility. The good news is the social media venues mostly won't cost money and you have an opportunity with blogging, tweeting and friending to be even more visible and connected than ever!

3.       Get Creative - In my GRI Business Planning classes, I've been asking agents if they only had $1000 and were starting their real estate business, what would they spend it on. Try this for yourself, or brainstorm the question with a few friends. One group talked about joint marketing with materials that the title company had available. Give thought to doing more with other strategic partners. Put together that plan for social networking, in person and online. Identify the profile of your perfect client and go join a club or do activities that will put you with them. Think SUBTLE!!!! Relationships are gold. Maybe, right now, doing some volunteer work will help you feel more grateful of what you do have, give you an outlet to make a difference and, perhaps, connect you with some other wonderfully generous people who will be the key to your next transaction. Most of all, every day, include something that makes you feel good, is fun and keeps your spirits high. Take care of YOU and find happiness each day that doesn't depend on money.

4. Build Your Stategic Partner Team - How many strategic partners do you have? Most agents have only scratched the surface of what is possible with other business people and service providers that are interested in the same demographic and psychographic that they are. NOW is the PERFECT time to be making, expanding and deepening connections.

  • Who is interested in the same people that you are? Take your perfect client and dissect their profile: How old are they? What is their income? Where do they live or want to live? What do they like to spend their time doing?
  • What services or businesses do these people frequent or need?
  • What is covered? And what isn't? Make a list of cool services that would bring a smile to the face of that ideal client and make connections to expand your value, your referrals and your marketing reach. My Team 100 list might give you some ideas.

Having a wonderful rest of the year IS up to YOU!!!!

Book of The Week!

I start my day in my inbox, usually and get a daily message from the Universe! How cool is that? Today, TUT.com told me all I need to do is love myself…I can do that and am finding it easier all the time. You can subscribe here and get your own message. It usually brings a smile to my face and lightens up the day-great way to start out! This tip is written by Mike Dooley who is one of the people who was featured in The Secret and TUT stands for THINK ORIGINAL THOUGHTS. He had a wildly successful program a few years ago that he has now turned into a book, Infinite Possibilities:The Art of Living Your Dreams  

Stretch your thinking, relax and get what you really want! This is a nice one for that!

Sep. 22, 2009 - Are you Going to Kick Back or Kick Ass in th last 100 days of 2009?

There are 100 days left in 2009. You have a choice right now to coast through the Fall and Holidays or to take charge and decide this will be the best quarter of the year. While many agents are feeling the busy part of the year is now gone and they “know” things are slower over the holidays….the smart agents are seeing where the opportunities are and seizing them.


Instead of kicking back, you can  ramp up a blitz for your sphere, your farm area, or your client base. Plan a client appreciation party or just take a client out to lunch each week. Call everyone in your sphere and update their contact info making sure you have the right email address. It can not only make for a better last 100 days, but set you up to hit the ground running in 2010.


So…..Let’s stop and take a few minutes to put this into place:

1.     What would be a “kick ass” last 100 days? Define on paper the vision. Keep it simple.

2.     Write down a goal in both of these areas :

1.     A business goal that is measurable: i.e. # of transactions, # of new contacts, # of new strategic partners

2.     A personal goal: i.e. Lose 20 lb, stop smoking, start meditating or doing yoga

3.     Plan what remarkable actions you’ll be taking to make this happen: Plug the time into your weekly calendar as an appointment.

4.     Start each day by reviewing your goals and determine for that day, what action will provide the most leverage to get you closer.

5.     Get an accountability partner: Get a buddy, Hire a coach, go public with it on your Facebook page.

6.     Have FUN!!!!! Choose targets that excite you!

Living Well!

My wonderful husband, Bub Fossland says,”If you’re not enjoying yourself, you’re doing it wrong.

One day I misquoted him and said,”If you aren’t having fun, you’re doing it wrong.” Which, by the way, I do espouse!

But, Bub corrected me, explaining that his quote was about liking oneself. Methinks, this is a very good idea too.

Getting What You Expect!

How do you start your day? Which side of the bed do you get up on??? You know…is it the right side? OR????? Try this simple technique to set your intentions and expectations for the day and give yourself a really great place to start from. Do you realize how much power you possess about what happens each day? It amazes me when I stay conscious to it, instead of rolling out of bed and seeing what happens. Start the day with gratitude that you woke in a nice warm bed and saying to yourself: “It’s going to be a wonderful day.” This sets up a nice filter through which the events of the day will come through. Try this for a week and see how those days are different (or not) from days as usual.  

I’ve been enjoying some weekly audio interviews that Speaker, Healer, Author, Jennifer McLean offers. Last week she interviewed Dr. Judith Orloff who has a new book, Emotional Freedom: Liberate Yourself from Negative Emotions and Transform Your Life, and shared some wonderful tips on staying away from the negative. One theme she shared was to look at EVERY single experience as a growth opportunity and to be aware of what that situation is teaching you. In my coaching training, I have found the stuckness that occurs for many clients is not learning anything from a previous lesson and getting to revisit the same situation in different clothing, over and over and over. By becoming more aware and LEARNING the lesson, you can evolve and move to the next place. I loved the quote from the Dalai Lama who said, ”When you lose, don’t lose the lesson.

Coach’s Tip:

  1. Start your day with an intention that it be wonderful and then look for evidence all that that it IS!
  2. Examine if there are places you are stuck that you could recontexualize the meaning you have attached to the circumstances, and accept the lesson that is there to help you grow.

Apr. 21, 2009 - Volunteers


As I watered my garden this morning, I saw several volunteers that I hadn’t planted but that had taken root. I have a compost in the garden and some little seeds and a potato had decided they liked the environment. I moved them to a better place with more sunlight and have some brand new plants that are going to yield goodies for me. Gardening has so many good metaphors for doing business in a “green” way, in tune with the natural (and attractive) ways of nurturing “seedlings.”
Spring comes early to Tucson, of course. We are actually expecting 100 degree temperatures this week, so I planted many seeds about a month ago. My tomato plants are 3 feet high and loaded with ping pong sized tomatoes. I also have loads of wildflowers that I intend to harvest seeds from once they have flowered. It is so satisfying to plant these seeds, and them water and see the results in the future.
But back to the volunteers…… I am not sure a potato plant will thrive in Tucson, but I am going to give it lots of water and see what happens. I also have a couple of tomato plant volunteers. Much of my garden is kinda unstructured, wild and unplanned. I doubt that surprises you given my style. I tend to plant stuff here and there and then see where it thriv es. Since my personality isn’t given to lots of structure, so this fits for me….going with my strengths!
Because of this, I am constantly surprised with my harvest and the volunteers are my favorites. They have started to grow on their own. Now, it just takes nurturing and they will turn into a nice harvest. The analogy for me while I was watering was understanding that there were lots of volunteers or additions to my garden that had shown up but were not going to flourish unless I nurtured them.
In my business life, I find, there are volunteers all around me. I try so hard, sometimes, to prove my self-sufficiency not seeing I am surrounded by wonderful people all around me who can help; who would love to grow in my garden; who could add something unexpected and extra to my life. How often have I tried to do it all myself, instead of looking for the volunteers? In my experience with Women’s Council of REALTORS® (WCR), I often see Presidents try too hard to get it right and instead of letting go and trusting that the volunteers will bring something surprising and unexpected. When I take my eye off perfection and allow the natural flow and abundance take me in a little different direction, my results expand and there’s usually lots more fun and collaboration.
Where are the volunteers in your life? Have you been ignoring the opportunity to find clients that are unexpected because you didn’t plant them? Or you didn’t plant them or expect them there? I bet you also have volunteers all around you that would love to give you business if you’d give them water and attention.
Are you doing things YOUR way, using your strengths instead of trying to find a magic pill outside yourself? Are you assiduously planting the seeds for the future AFTER you close that deal to ensure that there will be a future harvest, remembering to drip on those seeds, even if it is going to be another season for harvest?
This week, look for the volunteers. Water them. Ask them to lunch! Have fun with the process and smell the flowers!
