Hi Fellow RealTalkers,
 
We manage about 80 rental properties and I've always disliked the application form and the pre-move-in walk through checklist that we use. I was starting to rework them and then thought, why reinvent the wheel!!.
 
If any of you out there do rentals and have some forms that you are willing to share, I'd sure appreciate it if you would send them my way. I am even willing to collect them and re-share with anyone who would want copies.

property prior to move-in and have tenants
sign off on them, noting condition of the property.

Hi Ron,

The software package John mentions in his editor's note does have forms included. There are a set of forms to get you started and it allows one to edit them. The beauty of keeping them in a single place is that you always know the right copy of the form is being used.

I own couple of house/rentals

About 20 years ago I evicted a tenant, who took my washer and dryer when he moved out.

The cop who came in respond to my call ask me if I have the serial and model numbers for the appliances. When I responded with a No,

He said he will not be able to ID them, even if the police was to find the tenant.

Since than, I have the following as part of my Lease:

"Tenant/s" acknowledge/s that he/she/they has/have received from "Landlord" possession of the personal property described in the inventory list which
is shown below, and that all of said personal property is in good state of repair and clean condition except as noted on said inventory. Landlord is not aware
if the central air has a working (if at all) heating system; "Tenant/s" accept/s the air condition system the way it is. "Tenant/s" assume/s full responsibility for
said personal property at the time of the execution of this Lease:

** Dishwasher: Hotpoint Serial# GR813136Y Model# HDA900X

** Stove: Americana Model# AGBS300PJ2WW Serial# TM179802P

** Refrigerator: Model# Serial#

** Washer: Model# Serial#

** Dryer: Model# LGR6634BNO Serial# MD2602958

**Six ceiling fans ** 1 key for front door ** 1 key for garage door ($75, each, if not returned at end of
lease)

Couple of additional clauses in the Lease:

That "Tenant/s" has/have inspected said premises before the execution of this Lease and agree/s that they are in good condition and "Tenant/s"
accept said premises in its present condition.
Upon moving out, "Tenant/s" will deliver the property in as clean condition as received: appliances, bathrooms, floors, windows, windows
treatments, carpet, serviced pool/lawn, trees, bushes etc. (present cleaning was done by a professional service), broom clean/clear of any
of tenants belongings, with NO yard waste.

I am working with a property management company in Sacramento. After working with great IDX companies, it was most frustrating to see the lack of technology for property managers or it was insanely expensive for what we use for tools to display listings.

I will be sharing what I have found and how we made this work with current technologies and Word Press.

Property management is a booming industry as so many people have lost their homes and now renting.

Will report back soon with this new site.
