The 2010 season of the "Fantasy of Lights" at Vasona Lake County Park in Los Gatos runs from November 26 to Dec 31st and is open from 6 - 10pm nightly (every night, no exceptions).
This year marks the 12th anniversary of this very popular Silicon Valley lights festival in which people drive approximately 1.5 miles through a beautiful path of themed light displays.
The Fantasy of Lights does have an admission charge which covers the cost of the event (employees, extra lights, police help with the traffic, etc.).
When: The Fantasy of Lights runs from November 26 to December 31, 2010, 6 - 10pm nightly.
Where: Vasona Lake County Park, 333 Blossom Hill Road (near University Avenue), Los Gatos
How much: The cost varies. For the best deal, get early bird tickets! $10 discount admission per vehicle through December 9th. $15 from Dec 10th - Dec 31st. For cars, minvans etc. holding 10-25 people, cost is $25 (no discounts) $50 for commercial busses.

The real estate absorption rate, or months of invenory, can vary dramatically from one part of the local Silicon Valley real estate market to the next. Right now in Los Gatos, though, it's fairly stable or uniform. The months of inventory are not terribly different between sale type & hope type in town. It's not like that in most of San Jose or Santa Clara County! (Reminder, conservatively, 6 months is a balanced market, more is a buyers market and less is a sellers market.)

This is really weird to have the short sales be selling so much better than regular sales. In Sunnyvale it's the complete opposite! There regular condos and townhomes are selling at the rate of 4.42 MOI but those which are short sales are a whopping 16 months!
The Los Gatos History Museum at Forbes Mill is now displaying "Bear In Mind: The Story of the California Grizzly" from now through February 27th. This is a travelling exhibition courtesy of the California Exhibition Resources Alliance.

On Veterans Day I especially remember my Grandfather, Col. Michael Buckley, who was the first U.S. POW in World War II, as well as all our loved ones who have served to protect us. (My granddad passed away in July 2006 at the age of 104.)
We remember our family and friends who are serving now in Afghanistan and Iraq. May God keep them and all of our troops safe.
The Los Gatos real estate market varies by zip code, school district, neighborhood and price point. Today we'll view it by zip code (95030, 95032 and 95033 - the latter is the Los Gatos Mountains area and is not part of the "town" but has a Los Gatos mailing address and is generally considered Los Gatos if not properly or officially part of the town).
1.) First, let's look at the median list price of single family homes in these zip codes combined (all of Los Gatos) by price quartile:
It's interesting to see the very high end start to rebound a little! The median list price has been clearly declining across most zip codes over the last three to five yearsthough. Some upward blips but the overall trend appears to be lower list prices.
2.) And here's the inventory situation by zip code in Los Gatos, which as you can see has been a roller coaster ride - just please note that the low points are ALL in the dead of winter. This is what you call "seasonal". In any event, it has been declining recently:
