I am often asked if I represent people buying homes more than those selling them. Not sure if I can use one post to capture a quick snapshot of each, but giving it a try here. Of course it won't go back the 22+ years I have been in the business, but should capture many of the homes and people I have represented here in The Seattle Area.

This will also serve as a list of where and what, in addition to whom (buyer or seller) I represented in each transaction. The address links provide more detail on each property. I am adding and updating as new ones apply...so the first ones will be latest and the date of this blog post will keep changing to a more recent date as well, as time moves forward.

Aug. 21, 2011 - Homes Near Green Lake - Seattle Real Estate

If you can't find the right home to buy..."in Green Lake"...maybe you want to adopt MY definition of "living at Green Lake", inspired by Sonny Salsbury's painting below...and my walking knowledge of the Green Lake area.

In the last 60 days...61 homes sold in the area within one mile of Green Lake, which includes portions of Green Lake, Wallingford, Ravenna. Only two were condos. 59 were "Single Family Homes".

Of those 59, a dozen were townhomes, which are classified as Single Family Homes Attached or Rowhomes in Seattle vs The Eastside where they are condos. The townhomes sold for $280,000 to $385,000 and were from 1,275 square feet to 1,830 square feet. 

20 of the remaining 47 Single Family Homes are "1 Story with Basement" priced from $215,000 to $640,000. Square Footage ranged from 960 square feet to 2,257 square feet, but given the basement feature of a 1 story with basement, some of that is more about finished vs unfinished basement level.

8 say 1& 1/2 story with basement and 14 say 2 story with basement, but I'm looking at them and most of the "2 story with basement" homes are really one and a half story with basement. Understanding the different between a 1/2 story and full 2nd floor is difficult for most agents to understand, so if you are looking for a 2 story home in this area, best for you to define it yourself vs taking the listing agent's word for it.

True 2 story homes in this area are generally priced from $750,000 and up...way up...to over a million dollars for a sizeable two story home.

Jul. 6, 2010 - Homes For Sale in Redmond WA

I was taking a data snapshot of where the real estate market is in Redmond WA and thought I'd post my notes on market conditions and a few pics of homes I have helped people buy and sell in Redmond.

At the moment there are 148 homes for sale under $500,000 and 291 for sale over $500,000. 47 of those 291 are over a million. 

Year to date, basically 1st half of 2010 198 have sold for under $500,000, so 148 is technically less than 6 months inventory...except I don't expect the same amount to sell in the 2nd half as did in the 1st half.

219 homes have sold for over $500,000, so there is more than a 6 month inventory there, and only 22 of those were over a million. So the 47 people asking over a million may have to dip into the 8s or 9s to be sold by year end 2010.

27 of the homes sold so far this year in Redmond were Short Sales and 22 were bank owned properties.

In Redmond, townhomes are classified as condos. At the moment there are 136 condos for sale.

39 of those 136 condos for sale are townhomes.

79 one level condos have sold year to date

70 of the "condos" sold were townhomes.

So the big winner in Redmond, and I would have to agree with these stats, is a townhome like the one above that I sold in Rivertrail along with a couple of others noted here. 

There are only 39 for sale and 70 sold year to date...so about a three month supply. Clearly a seller's market in Redmond Townhomes...if you have the townhome most people want...and it is priced fairly.

May. 20, 2008 - Seattle Flip Projects

Back in 2005, my partner Kim Harris and I represented the sellers of these two homes on 29th Avenue South.  They were next door to one another.  Speaking from memory, Kim had sold "the property on the right" to the people who bought it as a flip project for $125,000.  The same people approached the owner of "the property on the left" and purchased it "off market" for $120,000.  The owners then remodeled both homes, and Kim and I represented the owners in the subsequent sale of both.

This is the house on the left.  It was sold on February 26, 2005 for $299,999.  Today on Zillow it is shown with a Zestimate of $415,500.

You can see from the Zillow chart above, that the home was purchased at a below market price in 2004, remodeled and sold in 2005 and continued to improve in value to this date.

The "house on the right" shown below, was sold a little later on June 7, 2005 for $309,000.  Both were put on the market around the same time, though the home below was completed first, it sold second.

The person who did the work on these home felt that this house, which I called "the house on the right" was worth more, as he spent more on it.  On a net basis I believe they sold at the same price, though the gross price of this home appears to be $10,000 more.

According to Zillow, this home is in fact worth A LOT more today at $500,500.

Interesting, since these homes are next door to one another, that Zillow places this one as having sold at less than market value in 2005, and the home above as having sold for at market value. 

The homes were remodeled without "high end" finishes like granite counters.  Simple improvements included new kitchens with IKEA type cabinetry and formica countertops. Remodeled baths. New carpet.  The significant expenses were on the basement levels and on the new roofs and on the other exterior improvements on exterior of the second house.

So on a combined basis,  the owners paid $245,000 for these two homes, sold them at $608,996 and today Zillow shows them as $916,000 on a combined basis 3 years later.

Is "the home on the right" really worth almost $100,000 more than the one on the left, as Zillow Zestimates?  Possible, if the new owners made addtional added improvements.  But given the difference in those charts above, I doubt it.  Some day when they both sell again, we'll be able to tell for sure.  Until then...it's a nice story of how our clients were successful with their "Flip Projects" and how the people who purchased them have also done well in their purchase of these two homes.

Sep. 26, 2006 - 96. What we really do on the best of days

What we really do, on the best of days, is help people achieve their personal best.  Get their home in the best of shape and staging it to look its best so they can achieve the best price possible.

We can't always get them what they wanted for their house, but we can help them achieve their personal best.

Same with buyers, we can't always help them get their dream home if it doesn't exist where they want to live, or if they can't afford it.  But we can help them achieve their personal best of the options available in the market place.

On a good day...it's a great career.
