Whether buying or selling a home, you may decide to utilize the services of a Real Estate Professional. And on the flip side, I am always looking for people that need help with a real estate transaction.
But do we NEED each other? Maybe yes, maybe no. I mean, I need clients to stay in business and you may need information that you don’t have about real estate. But is there truly a need between you and me?
I am going to go out on a limb and say NO, we truly do not need each other. Why do I say this? Well, I think doing business is more a matter of smart choice rather than of dire need.
You see, it’s possible to sell or buy a home without the assistance of an agent. And as an agent, I can certainly maintain my business minus one less client. Therefore the need is non-existent.
However, don’t we make good choices in life based on intelligent decisions? Can we do our own taxes? Yes, but how many of us choose to use a tax specialist? Can we mow our own yards? Yes, but how many of us hire lawn care specialists. And if I am a lawn care specialist, or tax specialist can I make a living if I have zero clients? No.
My point is this, as a professional I make a conscious choice as to whether I am able to assist a client or not. I don’t necessarily NEED that client, but may accept that client due to mutual goals. If I don’t feel I can assist the client, or I feel that we will not have a good relationship, I decline that relationship.
If you are a homebuyer or seller, you will also make a conscious choice as to whether the assistance of a real estate professional is a NEED. You may not feel comfortable with your own real estate knowledge, you may have to relocate and leave your house unattended, you may just not have the time and energy it takes to get through a real estate transaction on your own. If you don’t have any issues, you can do it yourself.
So NO, we don’t necessarily need each other, but we can certainly benefit from each other. A good Realtor®-Client Relationship is more about intelligent choices than need.
I choose to help those that wish to benefit from my services. The choice is yours too. I am ready to help if the assistance of a Real Estate Professional is what you choose. |

Waco Homes Sold...
Trying to sell your home by yourself (FSBO) or did you have your home listed only to “expire” off the MLS unsold?

Although I am not native to Texas, I love living in Waco and I am happy to share why I love Waco and Texas so much with anyone willing to listen.

What does “Today’s Market” really mean in Waco TX? It means our market is still stable, but we are not completely immune from National Trends. The market is changing regularly and even though homes are selling, Buyers do tend to currently have the upper hand. So now more than ever, you must position your home competitively to get it sold.
This means pricing your home right!

What is the right price? Well, it’s what someone is willing to pay. How do you know what someone is willing to pay? You never know exactly, but you can become educated as to what history is showing you that other people have paid for like homes, in like neighborhoods, in like condition. Comparisons to like sales are one of the most popular methods of evaluating the current market value of a home.
Analyzing the data of past sales is only one portion of the puzzle to pricing your home correctly. You must know how the condition and amenities compare in your home to the others that sold. You must understand that the homes currently on the market are not comparisons for pricing purposes; they are however, your competitors.
