2007 Real Estate?

What does 2007 hold for Real Estate in Columbus GA?

Inventories are up, mortgage rates are down, what does all this mean for 2007?  We think it means a lot of real estate will be sold in 2007!   Our reasoning for this is that the economy is basically good, especially in Columbus, and we now have a great situation.   Because of the high inventory sellers are willing to deal!  Last year most sellers were in denial about the change in the market.  Now they realize that they are going to have to price competitively to sell their home.  Additionally, home sellers are going to have to help substantially with closing costs and be flexible in other areas.    So this means a buyer can get a great deal on a home!   He can buy the home at a great price, get the seller to pay closing costs, and finance the home at a low interest rate.  We think this is going to bring buyers back and there is a lot of inventory to sell.  Combining this with the strong economy in our area should create a perfect storm for the Columbus GA Real Estate Market in 2007!  

 

Columbus Ga Real Estate Market is slowing

Closing in on Twice the inventory as this time last year.

There are almost twice the number of homes on the market as 12 months ago.   As of yesterday there were 1688 homes on the Columbus Georgia MLS.  Last year at this time there were just over 900+ active listings on the market.    The interesting thing is that the number of homes selling each month in our market has remained constant with 2005 numbers but the number of houses on the market has steadily increased.   It seems that the anticipated influx of Military has taken longer than expected which has caused this glut of homes.  We have approximately 4 months inventory if no more homes are listed.  To view homes listed in our area visit Columbus GA Real Estate .
