Open House's good or bad - written by Frisco Real Estate
So, it's Saturday and your client is calling everyday about their listing. You have marketed it and you're getting 10 showings a week, but no offers. With all that you have in your busy life the client makes the decision... Let's have an open house!
I have debated this topic with other Realtors and I realize that an open house is part of the game, but how effective are they? Before I was an agent (before Internet shopping) and I purchased my first home, we would drive neighborhoods for open house's. I found most of the agents looking desperate, hoping for an offer. However others were like a used cars salesperson, fishing for their next buyer.
That's where I have the problem. Are open house's a good thing or bad thing. Do they really benefit the seller or is it just a scam to fish for buyers? I guess the answers for any and all of these questions depend on the agent.
When I go to a listing presentation I make it know the types of services I will provide with the listings. I also let the client know that open houses are usually not worth the effort, but if the client wants it I let them know that chances are the majority of the persons coming will be the neighbors.
So, in today's market place where 80% of the customers search for their next home online, I feel open house's are a waste of time and energy. Get the word out to your clients that time is valuable for everyone and having an open house is the dinosaur of the real estate world.
