So, after great thought and knowing I have to write something on my blog…I decided to do a client self help section.

It’s Friday night and you and your wife have an appointment in the morning with your agent.  You are excited, but forgot to send him/her the list of homes your interested in.  Problem - Yes.   Your agent needs time to prepare for the showings the next day.  So, here are a list of activities most agent go through the night before.

1. Prepare and map out the homes.  This allows the agent to save time and gas.  Some agents might take you to the most expensive home, but I have always thought that saving your clients time and your’s makes for a more enjoyable experience.
2. Schedule the homes.  In the Frisco Tx Real Estate area agents use a service called CSS (Centralize Showing Service).  This service is available online or via telephone.  However the service is only open until 8 pm.  So, the agent needs that valuable time the evening before to schedule and give the seller time to remove animals or clean up the home.  Normally the agent needs a 1 hour notice for the seller, so time is of the essence.
3. Print and get the marketing tools for you the client.  An agent is only as good as the information he can get his/her hands on.  The agent in the process of showing the homes will print…tax records, maps, MLS data sheets, etc…  This takes time, however this will allow the client to be fully aware of what they are looking for.

As an agent I love showing homes, and I know most client enjoy the process.  When an agent is prepared the client will feel less stress and get more information from their agent.  So, please get that list of homes over to agent as soon as you can.  You might find another home later that night, and most agents can adapt, but don’t let it become a habit.  An agents time is just as valuable as yours.
