A couple of new foreclosures have come on the market this week and are certainly worth noting. As mentioned in a prior blog

The following properties are located in the rural areas of Midcoast Maine, are fairly new construction and have been left in reasonable condition. (Many foreclosure properties are in a distressed state). These homes may offer buyers an opportunity to get into a home at a reasonable price.

You should note that the majority of bank owners don’t allow extra contingencies (conditions) in their contracts. This can make the buying process a bit more challenging. In the rural areas of Midcoast Maine and those served by water wells and septic systems this often creates issues. Many of the banks who provide loans to buyers will require a water test on private wells. This is to make certain that water is potable or safe to drink. There are ways to accommodate this. It takes creativity and a good understanding of the foreclosure buying process.

If you haven’t figured it out, I am quite fond of South Thomaston. The village center is small but it offers that home town community feel. One thing I do notice is that many of the young adults who have grown up in this town have come back. They are buying or building their first homes. That itself speaks volumes.
The village sits on Route 73 at the Weskeag River. The post office, an inn, library, historical society, The Keag (local shop with good sandwiches and a few grocery items) and an art studio all rest within walking distance to each other. The town’s public landing is just across the road. And the view up and down the Weskeag River from the landing is quite beautiful. There is a comfortable home town feel as you stop or pass through town.
Not too long ago I wrote about a piece of land for sale in South Thomaston Maine. It’s just the Saint George Road. Today I have a South Thomaston house for sale to share with you.
I’ve listed darling two bedroom home located on Westbrook Street. It sits well off the road and is tucked into the trees. You could drive down the road many times and never realize there was a house there. This property would make someone a perfect Maine summer home or year round residence. My first visit was on a warm summer day. There was a gentle breeze that came through the house and I found myself wanting to spend my afternoon sitting on the deck. The trees kept the house cool.
