ME Lobster... A festival

When I mention Maine to someone who lives outside of this state I usually get one of two comments. The first thing I hear is “Lobster!” The second comment I get is “It gets cold up there..”. I’ll elaborate on the lobster part a bit. As for the temperature.. Yes it gets cold but it is our seasonal changes that makes Maine such a beautiful place to live.
 
This coming Wednesday, July 30, 2008, is the kickoff of the Maine Lobster Festival. It’s a week long, community centered event that’s focused on… LOBSTER… And It that takes place on Rockland’s waterfront.
 
Wednesday is hometown day. Admission is free and we crown our New Sea Goddess.  The fair is open through Sunday and offers activities, live music, art, food and parade. Check out the festivals website for details: http://www.mainelobsterfestival.com/index.php  There is quite a bit going on!
 
And of course the festival crew serves a wonderful lobster dinner. Under the tent closest to the public landing and waterfront you can get all the lobster and side dishes you could want. Clams, Muscles, Slaw, Chips... drawn butter.... Prices are always quite reasonable. And don’t forget to leave a tip on the table. The festival committee recruits local teams and clubs to clean the tables off (lobsters are messy...wear a bib) and these groups use the tips to fund their activities.

Midcoast Maine Foreclosure Properties for 1st Time Buyers

A couple of new foreclosures have come on the market this week and are certainly worth noting. As mentioned in a prior blog Midcoast Maine Foreclosure Properties, first time buyers are attracted to the bank owned properties because of their affordability. 
 
The following properties are located in the rural areas of Midcoast Maine, are fairly new construction and have been left in reasonable condition. (Many foreclosure properties are in a distressed state). These homes may offer buyers an opportunity to get into a home at a reasonable price.

You should note that the majority of bank owners don’t allow extra contingencies (conditions) in their contracts. This can make the buying process a bit more challenging. In the rural areas of Midcoast Maine and those served by water wells and septic systems this often creates issues. Many of the banks who provide loans to buyers will require a water test on private wells. This is to make certain that water is potable or safe to drink.  There are ways to accommodate this. It takes creativity and a good understanding of the foreclosure buying process.

South Thomaston ME Home for Sale

If you haven’t figured it out, I am quite fond of South Thomaston. The village center is small but it offers that home town community feel. One thing I do notice is that many of the young adults who have grown up in this town have come back. They are buying or building their first homes. That itself speaks volumes.
 
The village sits on Route 73 at the Weskeag River. The post office, an inn, library, historical society, The Keag (local shop with good sandwiches and a few grocery items) and an art studio all rest within walking distance to each other. The town’s public landing is just across the road. And the view up and down the Weskeag River from the landing is quite beautiful. There is a comfortable home town feel as you stop or pass through town.
 
Not too long ago I wrote about a piece of land for sale in South Thomaston Maine. It’s just the Saint George Road. Today I have a South Thomaston house for sale to share with you.

I’ve listed darling two bedroom home located on Westbrook Street. It sits well off the road and is tucked into the trees. You could drive down the road many times and never realize there was a house there. This property would make someone a perfect Maine summer home or year round residence.  My first visit was on a warm summer day. There was a gentle breeze that came through the house and I found myself wanting to spend my afternoon sitting on the deck.  The trees kept the house cool. The inside of the home is charming. The living room, kitchen and eating area share the same room. The open floor plan gives this home a greater since of space. The location is fantastic. A short drive drops you into the South Thomaston Village or into downtown Rockland.

Midcoast Maine Foreclosure Properties

The lower priced homes are the ones garnishing most of the attention here in Midcoast Maine. And among these affordably priced homes are the bank foreclosures. The process of purchasing a bank owned property differs from the process involved in purchasing a home from a homeowner. It takes a little more planning, patience and education.
 
 
The first step is to get a good team of people on your side. Get a good local Realtor and an excellent loan officer. Your Realtor can help you locate a property, represent your best interests and choreograph the offer and contract timelines. If you don’t plan on buying the home with cash then you should plan on visiting a loan offer to get pre-approved. This differs from being pre-qualified and needs to be done prior to making an offer on a bank owned property.
 
 
When a bank owned property comes on the market it typically garnishes immediate attention and offer activity just do to its low pricing. Be prepared to view the property quickly and consider the following prior to making an offer:
 
  • Most properties are sold in AS-IS condition.
  • Most banks want to close within 30 days.
  • Timing is essential, most banks will not authorize extensions on contract timelines.
  • Inspections? If they are allowed then they are for informational purposes only.
  • There most likely will be bank addendums to sign in addition to the regular contract.
  • Banks (or there designees) handle hundreds of properties. Be aware that it may take a longer period of time for them to respond to your offer or requests.
 
Have patience with the process. The banks guidelines and hurdles can be worked through. Also remember the listing broker of a bank owned property can be a great asset. They work with the banks regularly and understand the process. Foreclosure properties just might be a great way to get into a home or investment property in Midcoast Maine at a discounted price.

Art Night in Rockland Maine

Summer in Maine feels like it has finally arrived!  Weather was terrific last week - warm enough to feel like summer and sunny. The beaches and lakes are full of activity.    Rockland’s Main Street is happening and the Penobscot Bay and harbor is full of boats.  
 
Rockland is a great place to spend a day. If you have never come to Rockland then you must come!  If you haven’t explored Main Street for awhile then it is worth a revisit.  Recently quite a few new stores and galleries have opened, old stores have had a face lift and the dining choices have multiplied. 
 
On Wednesday nights during the summer Rockland’s art galleries host Art Night. Galleries and studios are open until 8 p.m. Late enough to for you to enjoy dinner out, an evening stroll and tour of the galleries. Look for vertical blue and black banners hanging from the storefronts that say AIR – Arts in Rockland.  Visit: http://www.artsinrockland.com/ for more details.

Build your dream home in South Thomaston Maine
