Central Ohio buyers hungry for good homes
(May 22, 2012) The number of homes listed for sale over the past two months is lower than the previous year suggesting the market may be beginning to adjust itself. The 3,629 homes added to the market in April were 7.0 percent lower than April of 2011 and the 3,466 new listings in March were 10.4 percent lower than the previous year according to the Columbus Board of REALTORS®.
The number of new listings January through April (12,588) is now 4.2 percent lower than the same period last year.
“The number of residential homes for sale continues to decline - which is what the market needs,” said Jim Coridan, 2012 President of the Columbus Board of REALTORS®. “The inflated inventory we experienced after the housing boom of the mid 2000’s caused home prices to decrease. But 2011 saw a real stabilization of those inventory levels. As a result, home sale prices are rising.”
The average sale price of a central Ohio home in April was $165,324 – up 8.4 percent from last year and 7.7 over the previous month.
Although inventory levels are down and sale prices are up, there appears to be no shortage of buyers.
Central Ohio home closings in April outpaced the previous month as well as the previous year. The number of April home sales (1,748) was up 5.7 percent over March of this year (1,653) and was 2.6 percent higher than homes closed in April of 2011 according to the Columbus Board of REALTORS®.
Home sales this year (January through April) now exceed 2011 by 6.6 percent.
“Even though inventory is down and prices are up, there’s a solid market of motivated buyers out there right now,” adds Coridan. “REALTORS® report that, if a house comes on the market that is in good condition and is realistically priced, it’s sold within days – and sometimes within hours.”
According to the latest Housing Market Confidence Index (by the Ohio Association of REALTORS®), 95 percent of central Ohio REALTORS® describe the current housing market as moderate to strong and 97 percent expect it to be moderate or strong in the next six months. With regard to home prices, 95 percent expect home prices to remain the same or rise in the next year.

Distressed properties continue to decline
The number of lender-mediated properties for sale in central Ohio continued its sharp decline during Q1-2012. Distressed properties for sale (January through March 2012) decreased 45.3 percent to 2,010 from Q1-2011 (3,677) and are now below 2007 levels according to the 1Q-2012 Lender-Mediated Properties Report published by the Columbus Board of REALTORS® (CBR).
Lender-mediated properties are defined as foreclosure, lender owned, short sale, HUD and VA listings. These types of distressed listings have been decreasing substantially since January of 2010, when CBR began the report.
At the end of the first quarter 2012, distressed inventory was down to 2,010 which represented 17.4 percent of the total homes for sale (11,519). Last year, lender-mediated properties represented 22.6 percent of the inventory at the end of the first quarter.
Almost one quarter of the 8,946 properties added to the market in central Ohio during the first quarter were distressed. This is down 17.5 percent – from 2,496 in 1Q-2011 to 2,058 in 2Q-2012.
“As a consequence of the reduced inventory, distressed property sales were down in the first quarter,” said Jim Coridan, 2012 President of the Columbus Board of REALTORS®. “However, they still made up over one-third of the total sales.”
The 1,515 lender-mediated properties sold during the first three months of this year were down 10.7 percent compared to 1Q-2011. These sales represented 37.5 percent of the total home sales (4,045) in central Ohio during 1Q-2012.
“The fact that more distressed homes are selling off the market than are coming on the market is encouraging,” adds Coridan. “Homes are selling in 109 days on average, and prices enjoyed their first quarter of market-wide gains since 2Q-2010.”

Central Ohio home sales, contracts and prices up in the first quarter
First quarter home sales in central Ohio were up 7.1 percent versus first quarter 2011 sales (4,045 vs. 3,776). March home sales jumped 36 percent to 1,653 compared to the previous month (1,215) and were up 6.1 percent more than last year (1,558) according to the Columbus Board of REALTORS®.
“This upward trend in home sales began last summer,” said Jim Coridan, President of the Columbus Board of REALTORS®. “Average sale prices are increasing, but at a much more cautious pace.”
Average sales price fell 30.6 percent from its decade high of $192,642 in June 2005 to $133,604 in February 2009. The average sales price of a central Ohio home in March 2012 was $153,557 – 6.5 percent higher than one year ago.
The 3,466 homes listed for sale in March marks a 56.7 percent increase over the previous month, but is still 10.4 percent lower than March of 2011. The median list price of new listings last month was $149,900 – 3.5 percent higher than one year ago.
Housing inventory, which peaked at 19,291 in July 2010, continues its downward trend as the local market seeks to rebalance. Total inventory is now just over 11,500 reminiscent of inventory levels in 2003 and 2004.
Months supply has remained near 6.5 for the first three months of 2012 – a healthy level for central Ohio.
“Sales, contracts and home prices are all up this year,” adds Coridan. “This coupled with the temperate inventory levels makes for a much stronger central Ohio housing market than we had a few years ago.”
According to the most recent Ohio Housing Market Confidence Survey, 86 percent of central Ohio REALTORS® see the current housing market as moderate to strong and 89 percent expect it to be moderate to strong in the next six months. However, local professionals are split as to whether home prices will stay the same or increase over the next year.

Home sale prices strengthen in central Ohio
Sale prices for homes sold in central Ohio last month showed a healthy increase over the previous year. The average sale price of $151,072 was 7.3 percent higher than in February of 2011, and 5.7 percent higher than the previous month according to the Columbus Board of REALTORS®.
“Buyer activity has been up while seller activity has dipped slightly,” said Jim Coridan, President of the Columbus Board of REALTORS®. “Given the market conditions over the past couple years, sellers have been a bit reluctant to engage. But that could soon change as we head into the stronger spring selling season and the shifting landscape begins to register with well-informed homeowners looking to move.”
Central Ohio housing sales were up in February for the second month in a row. The 1,215 sales showed an 8.0 percent increase over the previous month and a 5.0 percent increase over February of 2011.
In addition, contracts for residential homes and condos jumped 21.7 percent over the previous month and were 57.4 percent higher than the same time last year.
The inventory of homes for sale continues to ebb slowly. There are now just over 11,000 homes for sale in central Ohio, almost 30 percent less than in February of 2011.
The median price of a home for sale in central Ohio is now $149,900 which is 11 percent higher than last year at this time.
“According to the most recent Ohio Housing Market Confidence Survey, 88 percent of central Ohio REALTORS® expect a moderate to strong housing market in the next six months and 84 percent expect home prices to remain the same or rise 0-5 percent,” adds Coridan. “As list prices have strengthened over the past year and demand is healthier, I’d have to agree.”

Central Ohio Housing Report – January 2012
Not only were central Ohio housing sales up in January, but they showed the highest activity for that month since 2008. The 1,125 sales showed a 6.0 percent increase over January of 2011 according to the Columbus Board of REALTORS®.
In addition, 1,845 residential homes and condos were placed in contract – up over 40 percent from the same time one year ago.
“Sales last month were at the same level as we experienced just prior to the housing boom,” said Jim Coridan, 2012 President of the Columbus Board of REALTORS®. “It’s a direct result of the increased activity during the last few weeks of 2011 – and a great way to begin 2012.”
The inventory of homes for sale in central Ohio continued to decline during 2011 and the beginning of 2012, helping to further stabilize the local housing market. The total number of homes for sale at the end of January was 11,322 – 26.5 percent lower than the previous year (15,391).
“Traditionally a sellers market, central Ohio has been a buyers market since the end of the housing boom back in the mid 2000s,” said Coridan.
A seller's market is one in which there are more buyers than homes for sale. Since supply is less than demand, homes will be higher priced and more attractive to the sellers in the market.
In contrast, a buyer's market is one in which there are lots of sellers and relatively few buyers, which leads to lower prices.
“We were fortunate to have experienced positive absorption last year,” adds Coridan. “The result is that now we’re down to pre-housing boom inventory levels.”
“This is good news for homeowners who want to sell their home and move up and those who’ve been wanting patiently for the inventory levels to come down.”

Introduction to How Rent-to-own Homes Work
You've just bought the home of your dreams, signed the contract and packed the moving van -- you're all set, right? Not if you haven't sold your current home first. So you put it on the market and you wait. And wait. And wait. In many cities where it makes more financial sense to rent than own, buyers may simply not be interested. In others, buyers do come along, but they don't have enough money saved for a down payment or their credit isn't good enough. How will you ever sell this house?
For many, the rent-to-own home may be the best option. Also called a lease-to-own house, the process works similarly to a car lease: Renters pay a certain amount each month to live in the house, and at the end of a set period -- generally within three years -- they have the option to buy the house. Each month of rent they pay is income for the seller, while a portion of it goes toward a down payment to eventually buy the home.
Both renters and sellers need to be very clear about the contract they draw up before they agree to this arrangement. Renting-to-own has advantages and disadvantages for both parties. Sellers who have already bought a new house will have relief from paying two mortgages at once, and in a slow housing market with many homes for sale, this may be their best option. Buyers who can't yet afford a house may be able to get one more quickly.

The Importance of Being Pre-Approved

Many times a day I am asked why or if it’s important or necessary to be pre-approved. My answer is always the same, YES it is important to be pre approved. Throughout this article I will stress the main reasons I feel it is not only important but necessary to be pre approved before looking at properties.
The first reason to be pre approved is so you don’t waste time looking at homes you will not qualify to purchase. If you only qualify for $100,000 dollars, it doesn’t do much good to start looking for homes that cost $150,000 because you will not be able to purchase them anyways. This seems like common sense to many of you but I have seen it way more than I want to.
Another reason to get pre approved is sellers will take you more seriously. When I submit your offer to the seller I will also send in your pre approval letter stating that you are pre approved and ready to buy. This tells the seller he has a serious offer with a buyer that is already pre approved for the offer amount.
Another reason it is important to be pre approved is during the pre approval process the lender may find minor items that need to be fixed. By being pre approved prior to writing an offer you have time to fix any glitches in your credit or debt to income ratio. This could be the difference between you losing your earnest money and not being able to purchase the home or you being able to fix any problems that arise and still being able to purchase.
Finally, in today’s market environment, everyone is looking for the “best deal”. There are many homes that may fall in this category. However, the absolute “BEST DEALS” will only be on the market for a very short time, in some cases, less than a day. Therefore if you fall in love with your Dream Home, you must be prepared to BUY IT or someone else will.

How to Negotiate or Manage a Short Sale
Will the short sale fever continue in 2012? Executives at Bank of America said last year that the bank closed about 40,000 short sales in 2009 that number jumped to 93,00 to 94,000 in 2010. By 2011 Bank America had closed more than 100,000 short sales and predicts 60% Increase in 2012.
Here are a few tips for someone purchasing a home on a short sale to the seasoned investor investing to purchase a property. Let’s first take a look what is a short sale. Short sale means the seller owes more money to the bank than what they can sell for in the current market, so the seller is essentially asking the bank to take less than what is owed. Note that a lender will accept a discount instead of repossessing the house if you justify that the bank will net more from short sale than by opting to foreclose.
Show the bank that your offer can save them money and time, after all costs have been factored including:
- § Legal fees
- § Repairs
- § Current taxes
- § Taxes in arrears
- § Current interest
- § Interest in arrears
- § Insurance
- § Insurance in arrears
- § Real estate commission
- § Holding costs
- § HOA fees
- § Eviction cost
Keep in mind that the banks are not in the business of owning properties and if you can show them that your calculation is close to the net REO sale price and you can save them time, your offer stands a chance of getting accepted. Finally, write offers containing language that makes the offer subject to the buyer’s acceptance after the bank accepts the offer. It lets the bank know that the buyer has submitted multiple purchase offers and lets you cancel the contract should another offer you made gets accepted first. For more information always consult your attorney. In short, your short sale purchase can save you an estimated 18% savings of a median price home.

What is a Real Estate "Short Sale"?
A short sale is a sale of real estate in which the proceeds from selling the property will fall short of the balance of debts secured by liens against the property and the property owner cannot afford to repay the liens' full amounts, whereby the lien holders agree to release their lien on the real estate and accept less than the amount owed on the debt. Any unpaid balance owed to the creditors is known as a deficiency. Short sale agreements do not necessarily release borrowers from their obligations to repay any deficiencies of the loans, unless specifically agreed to between the parties.
A short sale is often used as an alternative to foreclosure because it mitigates additional fees and costs to both the creditor and borrower; however both will often result in a negative credit report against the property owner.

2011 Colony Park Real Estate Sale Report

Of those 10 homes, the highest priced home was listed for sale at $159,900 and the lowest priced home was listed at $67,900. These homes all had a minimum of 3 bedrooms and and 1 bathroom. The avergae sale price of these 10 homes was $108,417 and the average days on the market was 71.
