Sonora CA Real Estate Weekly Update 2/07/08
Prices remain steady this week and the inventory is up for single family Sonora CA Real Estate. Homes in TuolumneCounty remained unchanged with a yearly average price of $349,647.*
This week’s big news is the drop in residential home sales, with just 2 closings and an average price of $241,500. These figures are down considerably from last week’s average price of $288,785 and way, way down from the $393,722 average 2 weeks ago.
It would seem that for the first time in a long time prices in TuolumneCounty are falling. The 10 new escrows opened this week have an average asking price under $300,000. However when looking forward to next week there are 7 homes scheduled to close and 8 that are over due with an average asking price of $357,787. I guess you might chalk this one up to a couple of bad weeks and not a trend. From personal observation I feel some Sellers who need to move their homes, have to discount them far greater that they might like. Good homes in good areas are still bringing premium prices. You buyers out there looking for a bargain, be cautious, do your home work…………find a reputable Realtor and stick with them.

In NorthTuolumneCounty during the past 7 days, 10 Residential properties went into contract and 2 sold with an average price of $241,500 and 182 DOM
In the year 2007, 11 went into contract and 9 sold with and average price of $338,611 and 191 DOM............
This week in 2006, 13 properties went into contract and 10 sold with an average price of $367,450 and 199 DOM. Back in 2005, 12 sold average with an average price of $362,600 and 112 DOM.........and way, way back in 2004, 11 Residential properties sold with an average price of $287,909 and 164 DOM
