Sonora CA Real Estate Weekly Update 1/31/08
Prices remain steady this week and the inventory is down again for single family Sonora CA Real Estate. Homes in TuolumneCounty were just a little less affordable with a yearly average price of $349,647 for a 3, 2, 2, 1200 to 1800 sqft. The real surprise this week is the average sold price of $288,785. Way down form last weeks $393,722, with the similar volume. The # of DOM (Days on the Market) for this week was lower when compared with last weeks by over a month.
As I mentioned last time, “One weeks average does not make a market in Real Estate.“
In NorthTuolumneCounty during the past 7 days, 8 Residential properties went into contract and 10 sold with an average price of $288,785 and 125 DOM
In the year 2007, 11 went into contract and 3 sold with and average price of 390,167 and 111 DOM............
This week in 2006, 10 properties went into contract and 13 sold with an average price of $377,347 and 129 DOM. Back in 2005, 13 sold average with an average price of $320,154 and 208 DOM.........and way, way back in 2004, 12 Residential properties sold with an average price of $264,033 and 139 DOM
