Sonora CA Real Estate Weekly Update for 1/17/08
Prices are up and the inventory is down for single family (3BR, 2Ba, 2Car) Sonora CA Real Estate. Homes in Tuolumne County were just a little less affordable with an average price of $332,240 for a 3, 2, 2, 1200 to 1800 sq.ft. I know that for those of you hoping to take advantage of slowing market conditions this may be bad news; however there are good reasons for buying into Tuolumne County Real Estate. Even though other areas of the country are struggling under the slow down, here those who have already made there move are confident that there investment is secure up to this point. The proof for the moment seems to be in the reduction in the amount of homes for sale and moderate price adjustments that are rolling like gentle waves over our inventory. A good, solid investment holds it’s value through thick and thin. There are deals to be had and working close with your Realtor will be your best bet in finding those bargains.
One of the best things you can do is let us know where you are financially. Be honest, a Realtor has a fiduciary responsibility to you from the moment you meet. A fiduciary obligation is the highest relationship under the law. Tell them want you can afford no more no less. To know this you must first consult a lender. If you have one, give them a call. The mortgage industry is changing quickly these days. If you don’t have a lender, call your Realtor or ask your friends, we are always happy to refer you to someone who has given us good service.
 
Knowing what you can afford will allow you and your Real Estate Agent to save time and money. While you’re out looking at overpriced or inferior homes there are other potential buyers searching as well. Time is of the essence in Real Estate and good deals don’t last long in any market.
