Our local market has been experiencing some turbulent times lately. The number of Foreclosures and Short Sales are increasing. There are GREAT opportunities for BUYERS and INVESTORS. We have a very strong BUYERS MARKET and now is the time to buy.
Housing are selling when priced right. In fact, inventory has been dropping since the first of 2008, with the exception of September. The exception can be accounted for with the substantial increase in Foreclosures.
Any BUYERS that are waiting for the market need to get ready. The market will eventually turn, and when it does, it will be so fast that the bottom will be missed by many. BUY NOW while inventories are high, interest rates are low, and negotiation power is high.
SELLERS, on the other hand, are having difficulties selling homes. Unless SELLERS are willing to price their home in the market at Foreclosure prices, their home is not going to sell for awhile.
Since the economy has slowed, many local homeowners are suffering from layoffs and reductions in work hours. The compounded effect is causing homeowners to have difficulty making mortgage payments.
Lenders are increasingly agreeable to loan modifications. Loan Modifications can included reductions in interest rates, principal reductions, forebearance, and extending the term of the original loan. Short Sales are also being easier to close. For Homeowners no longer employed or having to relocate, a Short Sale is the best option. A Short Sale has a less negative impact on credit scores than a Foreclosure. Please also note that a Deed in Lieu of Foreclosure has the same credit consequences as a traditional Foreclosure.
