Welcome! This is my first official BLOG!

Today is February 5th 2008 and where does the real estate market stand? I have recently starting working with a few more serious buyers who have been looking on and off for a few years. They are ready to jump into the market, given the low rates and seemingly high inventory. But that is the catch- right now one of my towns, Bedford MA, has only 23 homes on the market! Can you believe it? I do think the the "Spring" market is off to a slow start around here given the weather and mood of sellers (if they don't HAVE to sell they seem to be waiting) so I am curious to see how the next few weeks play out.

I think there is pent up demand for well priced listings in good neighborhoods in MOVE IN condition. Price and condition are everything in this market.

Middlesex County overall continues to defy the odds...2007 was a  good year in many towns, including Bedford, Lexington, Concord and Arlington. These towns saw few foreclosures and had nearly the same level of sales as 2006. In Bedford, list price verse selling price was a 3-4% spread overall...not bad for a buyers market!

Banks are really tightening up on all aspects of loans so buyers made sure to keep your credit scores above 680 at least or it will cost you! For advice on this please feel free to contact me!
