My poor blog! I already ignored it for a week! Sorry blog! Things have been very busy- the market seems to be bustling a lot more these days! We have offers in on 2 listings, although they are low, but each side is willing to compromise some so we are making progress!

I am having a tough time pulling comps on some future listings, as there were so few sales over the last 6 months. This can be true in any market here in New England, as the Holidays and early winter mean a general pause in people's desires to move. But take that coupled with the "mortgage meltdown" of late summer early fall and boy, there were not many sales. So how do we comp out homes right now?

I asked an appraiser what they do...the banks are certainly looking over appraisals with a "fine toothed comb" so they must be running into the same issue. He said 2 things- 1) Banks are allowing for an area market survey to determine if prices are stable or falling. Certain markets are flagged "declining markets" (Cape Cod being one! Hello investors!!) 2) They are able to go back a little over 6 months if they use more comps than generally required and can use different styles, looking more at square footage, location, and amenities. Now an agent I know got a different story from a different appraiser so it must vary from bank to bank. But the bottom line is local knowledge is so key, whether it's a Realtor or appraiser that is trying to determine value. Values differ from street to street within the same town....the old saying "location location location" could not be more true!

Any appraisers or mortgage folks out there- chime in! Let us know what you think!

I think that you are too nice Suzanne, no one should blatantly plagiarize in that manner and be able to get away with it.  Is there such a thing as a Broker-Better-Business-Bureau to report this type of matter?? :-)

Wow Suzanne.  You should also be flattered by the new (March 2009) issue of Atlantic magazine.  I just got my copy today.  There's an article about McMansions that echoes some of the trends you've identified already on this blog..people wanting to live in town centers, walk to local attractions, etc.
