The developer of this project has a great track record with loft conversions in San Francisco and LA. They are known to have some of the most true (i.e. New York-style) lofts on the market. It is reported as being almost half sold out already, which does not surprise me.

The building’s exterior architecture hints at its earlier role in the City’s history. Built in 1926, the building originally served as offices and warehouses for the Hale Brother’s Department Stores, one of the city’s first premier retailers. Years later, the Hale Brother’s stores became part of the retail conglomerate of Carter, Hawley, Hale. The original structure was designed by the Reid Brothers architects, renowned for such buildings as the Fairmont Hotel and the Hotel Del Coronado in San Diego.

This project is being done by the same people that did The Mint Collection, so I expect a great property here! I will publish more information as soon as I get it.

The proposed 2235 Third Street project site will cover approximately 1.25 acres in the heart of San Francisco’s Central Waterfront. The project plans would include approximately 179 units of housing; 6,926 sq. ft. of neighborhood serving restaurant and cafe uses, 12,154 sq. ft. of ground floor pedestrian-oriented retail space along Third Street; and 2,300 sq. ft. of ground floor daycare services. Twelve percent of the total dwelling units, or approximately 22 of the total units would be reserved as Below Market Rate (BMR) units pursuant to the City's Inclusionary Affordable Housing Program

This development is from one of my favorite local developers. They have done a number of small conversion loft developments that are some of the best representatives of the New York Style loft in San Francisco.

From SocketSite: In 2002 Lakeview Ventures received approval to build an “affordable housing project” of 141 apartments at 724 Van Ness (actually two towers, a 14-story tower on Van Ness and a 7-story tower on Turk). Two years later, the project was sold to condo developer West Bay Builders. And today, construction of Symphony Towers is well underway, but in the form of 130 condominiums (~16 BMR) which should be finished late 2006/early 2007.

It’s a classic case of urban infill, and how despite the fact that “they’re not making any more land,” two one-story buildings (housing an auto shop, restaurant, and retail) can become 130 new homes (albeit not overnight).

Entry Regarding Soma Grand sales office visit and neighborhood walk around

I went to the sales office for The Soma Grand today. They are still putting the finishing touches together, but it looks like it is going to be gorgeous. Exposed brick walls, well-coiffed receptionists offering water, Urban Class; and that is just the sales office which is what you would expect from the partners putting this all together.

As you have read above, they are going to offer a lot of 'services' to the homeowners. One of these 'services' is an "Exclusive community value card." I am really interested in knowing more about this...perhaps free martinis at a nearby sky terrace bar? Actually Medjool is a cool bike ride just down the street (Mission/21st). Which is probably faster and safer than taking a taxi in this City.

It is amazing to see this brand new building (the Soma Grand) going up right next door (literally) to the new Federal Building. The two buildings together are beautiful and it is really going to be interesting to watch the development of the Mission/7th Street (mid-Market) area. I really think that these two buildings, along with all the other buildings (written about on this blog) will bring 1,000s of new professionals down to the area on a regular basis. Throw in all the shops, restaurants, etc, that will open....it is going to be fun to watch how this area changes over the next few years. Perhaps we are watching a sleeper area start to grow right on front of us?

A good read if you want to know more about Soma Grand's next door neighbor. Good stuff. They have some much better pictures than the one below. When you look at the drawing here, the Soma Grand will be the building just to the left of Four Story Annex as you can kind of make out below!

From the people who brought us The Four Seasons comes the Millennium Tower. The aptly named Millennium Partners have experience and success in high-end condominium building, so it will be great to watch the progress at 301 Mission Street.

The following is from Wikipedia, the free encyclopedia: The Millennium Tower or 301 Mission Street is a blue, all glass, 60-story highrise condo tower currently under construction on the border of the South of Market and Financial District in San Francisco. This $400 million project was developed by Millennium Partners, of New York City and designed by Handel Architects.

Rising 645 ft. into the air, it will be the fourth-tallest building in San Francisco and tallest building to be constructed (currently) since 345 California Street in 1986. The Millennium Tower complex in which the tower rises from (on the south end) is located on Mission Street and bounded by the Fremont and Beale Streets and the north end of the Transbay Terminal. In addition to the 60-story tower, there is a shorter, 125 foot (38 m) 11-story tower on the north end of the complex with more condos and residential amenities. In between the two towers, there will be a two-story glass atrium at about 43 ft. (13 m) tall.

In total, the project will have 437 units, some of which (~120) will be extended-stay hotel units and the others residential units. The will be 350 parking spaces in a 4 story underground garage, with a parking space to unit ratio of about 0.8. The tower is designed to resemble a translucent crystal and to be a landmark for the Transbay Redevelopment and the southern skyline of San Francisco.

One Rincon Hill was approved by the San Francisco Planning Commission on August 4, 2005. It will be constructed in two phases with parking for 455 cars. The entire complex  is classified as a high-rise life safety project. The Clock Tower Building was demolished in 2005 to make way for this complex. A ceremonial groundbreaking took place in November 2005, but permits for construction were held up by the San Francisco Department of Building Construction until January 2006. At issue was the new use of the core-outrigger structural system, a first for earthquake-prone San Francisco. City officials agreed with structural engineers on the use of this system after additional review.

On the sunny northern slopes of Potrero Hill is the appropriately named "The Potrero", a new mid-rise development. With great weather and lots of sun in a neighborhood that is considered both a favorite and a classic, The Potrero is sure to be a hit with buyers. Housing near the zoo shooting for LEED gold.

Article states that a developer is trying to get a 55-unit development on Sloat Avenue LEED gold certification. This is right across from the San Francisco Zoo, which is also down the street from the best dog walking area in San Francisco, Fort Funston

It is reported that "it uses stones that tie in with the beachfront environment and will have an open waterfront plaza in front that may house a farmers' market".
