I have so many un-answered questions and do not know where to turn.....
Why do agents take pictures of bathrooms and not put the toilet seat down?
Why do Realtors put on their showing instructions, Call Listing Office when the office does not have the file or instructions? The office might take all of your information and then say, you have to call the agent and then you wind up repeating yourself all over again.
Why do agents not post pictures of listings OR Descriptions of properties amidst all of this competition?
Why don't the Realtor boards who make us pay our dues for all of this "Training and Knowledge" teach Realtors how to make an appointment to show property (especially when they are leaving a voicemail. Information like, agent name, ID, Time and Date of proposed showing is useful).
If there are classes on how to be a real estate professional, why aren't they mandatory?
WHY - If 8 or 16 pictures are allowed to present a property, does an agent not take advantage of an AWESOME Opportunity to promote their clients listing or perform the job they were hired to do-MARKET & SELL THAT PROPERTY!?!
Why don't Sellers and Landlord's proof their agents work for Ads and photos? They are paying them for a job, shouldn't they?
Why wouldn't an agent market themselves with their own website or email address? Company websites are great due to the national exposure they pay for, but having your own is just as important. Email addresses are equally as important and reflect who you are as a real estate professional. AOL, Hotmail, Gmail and Yahoo are not real estate professional in my opinion.
On that note-Why would an agent have email if they only check it once in a while?
Personally I did not know what a Realtor even was until I became one. My parents were taken advantage by one. They lost $10,000 in a transaction due to extenuating circumstances (Dad was killed the week before closing). I was VERY BITTER over the agent that ill-advised my family. I complained a lot!!! My children's father got tired of listening to me and basically said, put up or shut-up.
I thought, ARE YOU KIDDING ME?!? become one of THEM?!?
The more I thought about it the more I realized he was right. Either I stopped complaining or I made it my mission to make a difference.
It has been a long and profitable mission as long as I kept my goal at the forefront constantly. "To show people that Realtors are GOOD, HONEST, CARING, People!"
Okay, I admit I can't change the world, but I can make a difference one customer at a time!

On that note I LOVE the FREEDOM that my profession allows me. If I want to go to one of my kids events or do something personal, I can. If there is work to be done, I can still get it done either remotely or work later. (It also helps to have a GREAT Assistant and Business Partner!).

Fortunately the attempt to make a difference pays the bills and still allows me the opportunity to enjoy my personal choices. My Honey is right, I'll never change the way things are done, but he also knows I'll probably never stop trying to make Realtors look better as Real Estate Professionals.
There are lots of good agents in this nation, just not enough of them.
Onward troops, there is a battle to be won!

In Single Family Listed for Broward there were about 400 more homes for June and about 80 less sold than June. In Multi Family there were about 200 more for sale and about 70 less sales.
In Single Family Listed for Palm Beach there were about 2500 more listed homes for June and about 150 more sold. In Multi Family there were about 330 more for sale and about 30 more sold over May.
For June the biggest difference our Team noticed was the increase in the amount of rentals we completed. Far more than sales! Fear is still a prevalent and immoblizing feeling amongst the buying public. Those that are not immobilized by fear are taking advantage of some of the great opportunities available.

I manage the Trustee program for the Coral Springs Chamber of Commerce. During introductions on Thursday, 22nd, the Mayor of Coral Springs, Scott Brook asked us as citizens to join the Memorial Day service at Veterans Park on Monday the 26th. I thought to myself.....I know Memorial Day is every year, why have I never attended this event?
My Mom and I walk most mornings so all weekend long I badgered her to borrow a second bicycle so we could bike to the park as it would be a little too far to walk there and back in the Florida heat. By Sunday night, still no second bike so I reformulated our plan. We'll drive to the nearby Albertson's and walk to the park from there since I knew the parking at Veterans Park was just a few spots.
Up in plenty of time to make it to the park for the 9 AM service, I was so pleasantly surprised to see a lot of people there and of course plenty of cars parked in the swale (oh well, I told Mom we needed the exercise anyway).
The service had its perfunctory side to it and beyond that it was beautiful! I thought I was going to come out of my skin when they fired the guns as I did not hear that part for the preparation of the noise. Hearing the speaker was strained since we stood in the back because we were dressed rather causal for our walk and didn't feel respectful enough of our presentation in attire. This was not an issue as most people were dressed casual or comfortable. (It is Florida in May and already in the 90 degree range.)
I learned a lot from that service. I did not know that there were 6 flags that fly for the services. 5 flags for the Armed Forces and the 6th for prisoners of war or missing in action men and women. I did not know that each division of the armed service had a ethos and that all of them included, "No comrade will be left behind".
I was impressed by the beauty of the flag waving in the breeze at half mast. I was saddened by the tears from men and women who had given and suffered for us to be able to enjoy our freedom.
No one in my immediate family has been in the armed forces that I was aware of until Mom and I walked and she told me about her uncles and her step father and others that had suffered from the devastation of war. Today my oldest daughter is in love with a marine who is on his way to Iraq, so we are living closer to the activities of this war with her emotional torment and upheaval in wondering is he OK and when will he be home?
I had the privilege to live in Singapore during the Vietnam war. My Dad had a flying service in Phom Penh, Cambodia. He told us kids that he flew supplies and ammunition. After he was killed, many years later in the states, we found out lots of things we never knew about dear old Dad. I just thought he was a nerdy pilot and of course my Dad who I loved very much for the adventure he gave us kids.
Back to my point of Memorial Day.....this war and most wars, many of us do not agree with and then there are those who make a dedicated commitment to defend the rest of us from further or future harm. These are an amazing group of people, whether you agree with them or not. They do what they do for us and when tragedy occurs for them it should be front page news and not buried on page 27 as one of the Majors said in the presentation. To commit to give up your life for another, now that is front page news in my opinion.
Whatever way you can in the future, find a way to say thank you for those that fight for us.

There has been in decrease in supply of inventory between the two counties and an increase in sales for April 2008. The internet inquires have picked up substanitally with our team as well as sales.

There are so many potential scenarios that can take place between the negotiations of a Buyer and Seller for a property. Overall the majority are smooth transitions without too much aggravation.
Some Sellers never meet the Buyers and the only contact is between the agents.
Sometimes the negotiations become heated usually due to an oversized ego of one party or an emotional issue that is difficult to detach from the structure of the transaction.
This is where having an agent on each side is a benefit, because as real estate professionals they maintain a balance between the parties (this is assuming they keep their ego's in check as well).
We have had Sellers that left a basket of goodies for the Buyer and had the home professionally cleaned before the Buyers moved-in. That leaves such a nice warm fuzzy feeling for the new homeowners. On the contrary we have had a home left so dirty that professional cleaners had to be brought in to make the place livable. (Note: Most real estate contracts call for the property to be left broom swept clean). I'm just not sure how that applies to the refrigerator.
Some of our clients are very social and some not so social. It is a business transaction (with emotional issues), so either of these is fine.
What spells disaster is a social client that loves everybody and one who volunteers unnecessary information during the social Interaction. Information that was not originally disclosed as part of the terms of the agreement that both parties agreed to. The Buyer and Seller then become enemies over hurt feelings. It is sad but true.
The moral is, Let your agent represent you in the transaction (that is what they are trained and experienced for). Disclose everything up front in a Sellers Disclosure that you REALLY know about the house.
Lastly, save the cocktail hour for after the closing, when all of the keys have been distributed to their respective owners.

There is a slight increase in inventory across the board AND AN INCREASE in sales! It is important to remember that real estate local. Although the nation as a whole is not doing well, things appear to be picking up in our local market. I work in an office with 180 agents.....In the last two weeks agents are coming in earlier and staying later. Conference rooms are occupied more frequently and showings have increased on most of our listings. There is definitely a renewed energy and it is exciting.
