Some dear friends recently made their first home purchase after looking at many properties in search of that right one. It was an exciting, albeit nerve-wracking, experience for them that lasted about three months. In the end they wound up making a purchase on some Ocean Isle Beach real estate that they saved a bundle on. Their search did not have to take as long as it did but as first time purchasers they had their heart set on what they wanted.
 I tried to explain to them that many things in a home could be changed, that things like paint color and appliances could easily be improved on. But they’d see bad decorating in a house they’d look at and be turned off. I think as the third month approached they got a little less picky and, I’d like to think, started listening to me more and making excuses less.
The Ocean Isle Beach real estate they eventually bought is in a sweet neighborhood (something you can’t improve upon no matter how hard you try) that is great for raising children. The amount of work needed on the home is minimal but knowing my buddy he’ll find things to do to change it up.
Personally, I believe there is no perfect home out there to be bought. Like my friend did, you have to purchase some Ocean Isle Beach real estate and then renovate it into the house you want. If you’re handy like he is that’s easy enough to do over time.

  Just what is it going to take to initiate home sales and refinancing of Hilton Head properties if the current low interest rates aren’t going to do it? The average rate on the 30-year fixed mortgage fell to 3.98 percent last week. Seven weeks ago, it dropped to a record low of 3.94 percent according to the National Bureau of Economic Research. Even the average rate on a 15-year fixed mortgage edged down to 3.3 percent from 3.31 percent.
Low mortgage rates haven't translated into higher home sales of Hilton Head properties or anywhere else for that matter. Across the country mortgage applications dropped 1.2 percent last week from the previous week, the Mortgage Bankers Association said this past Wednesday.
High unemployment and scant wage increases have made it more difficult for many people to qualify for loans but lots of people aren’t even applying. Many Americans don't want to sink money into a home that could lose value over the next three to four years. And most homeowners who can afford to refinance already have. Hilton Head properties remain on the market tempting buyers with sweet prices for primary homes or vacation investment properties.
The low rates have caused a modest boom in refinancing, but that benefit will soon be wearing off. Most people who can afford to refinance have already locked in rates below 5 percent.

 Concerned about the number of Hilton Head palmetto dunes foreclosures in the area I’ve been investigating the matter in detail lately. I recently read in HousingWire that properties repossessed through foreclosure may not peak until 2013. They were quoting several analysts and recent reports on the matter. I’m wondering what effect that will have on the surrounding Hilton Head palmetto dunes foreclosures.
According to analysts from Bank of America Merrill Lynch, foreclosure sales are expected to climb to 1.48 million properties in 2013.
The increase in foreclosures is expected to mostly change from private banks’ portfolios – which nearly half are from now – to the government’s backlog of properties. They’re expecting an increase in foreclosures forecasted from Fannie Mae, Freddie Mac, and the Department of Housing and Urban Development’s portfolios. Overall, they are hopeful to have the opportunity to liquidate about 595,000 properties in 2013.
The government continues to consider different possibilities, including proposals of turning some of the foreclosures into rentals, and a plan from the Federal Housing Finance Agency to refinance more underwater borrowers so they’ll be less likely to walk away from their property. However some analysts are skeptical that any surge in foreclosures could possibly come without some sort of intervention from the government.
“Do they really think that the government under any administration would let 500,000 homes hit the mark and crash prices all over again, six years after the first crash?” Scott Sambucci, chief analyst at Altos Research, told HousingWire.
