1,900 sq ft between 13th and 14th Streets strikes me as low dollars-per-foot for this location (even if not much light); on the market two weeks but this is the first open house

$1.725mm and $1,673/mo
2,100 sq ft near FIT in a duplex with a real (floating) stairway; agent says sunlight is dazzling, so pix may be from cloudy day; on the market since February
1 – 2:30
$1.595mm and $2,009/mo (high monthlies for a condo)
1,841 sq ft condo in funny loft neighborhood, but nearly square foot print with big windows looks pretty good on a price-per-foot basis IF you can handle 33rd at 5th
6 weeks on market, price just dropped from $1.7mm
2 – 3
1.795mm and $1,598/mo
2,200 sq ft at the corner of Canal in an old building (1856); columns and beams but ceilings don’t look high; much discussion on Curbed.com about this one (can’t find at the moment); didn’t sell at this price in 2005, has been back on the market since February
2 – 3:30
$1.9mm and $2,145/mo
2,000 sq ft condo with (yes) a glass brick bathroom ‘window’; looks over the Holland Tunnel entrance, which is probably a good thing (open, not noisy in that direction?)
2:15 – 3:30
$1.795mm and $2,079/mo
2,000 sq ft in The Gilsey House at 29th Street (pain in the A door buzzing; be sure to ask); on the market since December; note that he entrance is between the washer and the dryer!
3 – 4:30
$1.595mm and $1,543/mo
1,400 sq ft with 1 bathroom in a classic Long-and-Narrow layout (windows on only one narrow side); so the floor plan may be a challenge for many; but it is a high floor with 12 ft ceilings in a “vibrant location” (at 4th St – positively); on the market since January – is it due for a negotiation??

250 W 27 - saw this place, decent but needs work - kitchen quite bad.
14 East 33rd - really like the floorplan, bad use of colors, distasteful build-out against the wall (bar, etc.), kitchen imperfect, bad view. Was considering buying but there are only 2 residential apartments in the building - the remaining are offices. Also couldn't deal with the bad view and one window in the master bed. But a very good floor plan. |

It is great to have the comments of Actual Buyers, so THX for sharing LoftLover.
The duplex layout at 250 W 27 St 4/5A is definitely a challenge – with one 1,000 sq ft box on top of another. Those are relatively small loft spaces, made smaller still by the real (floating) stairway. Not a lot of flexibility in a layout like that.
Surprised to hear about the residential / office mix in the building. We show #6S having sold 18 months ago for $1.325mm, #10S as selling at that same time for $1.475mm, and #12S as selling two and a half years ago for $1.61mm – all as residential space. The data on Property Shark implies the building is about half commercial usage – some of which may double as residential space, I suppose.
Sounds as though you like space and views – good luck finding both in a loft under $1,000/ft.

No, I am not the LoftLover on WiredNY. I am downtownliving there :)
Its surprising that the building has residential apartments. I actually saw the list outside on the buzzer, and saw a number of offices which turned me off a bit. In any case, I thought about this place long and hard and decided that I didn't really see myself living there, and so decided to pass. It is a good place for the price, just needs a little work ($50K maybe), but I couldn't get over the terrible view.
I am looking for a good floorplan. I have liked places with a not-so-good view and less sunlight, but it just has to feel right! I have seen so much trash out there that its depressing finding a good loft in NY.

LoftLover aka DowntownLiving -- Yup, a good loft is hard to find.
The loft market is so stratified now, with the biggest break between the new uber-condo-lofts and the ‘classic’ lofts. The new ones have so many bells, whistles and services that they go for $1,200, $1,400 (and up) per foot. The Classics can be pretty ‘tired’ and – with so many of the Long-and-Narrow variety, few have good light throughout.
I will look for you on WiredNY, where I have just been lurking for now. Much more civilized than Curbed over there!

| I had to go back and write about 74 Fifth. I was at the first open house and saw this place in the first half hour, and there were already 14 names on the sign-up sheet. I absolutely fell in love with this place and placed a bid. We were in the negotiating process, when several bids came in and there was a bidding war. Needless to say I lost the bid. The place had such a positive energy about it. The area and building were very good. In hindsight I realized that there were very few windows and very little light. I did not see it before because it was very well lit and just had great positive energy about it. The floorplan was perfect, kitchen great, and in move-in condition. Also, it really looked like 1900 sq ft unlike most places. Anyway, am still looking. |

FYI, 250 West 27th St just reduced its price to $1.65m.
14 E 33rd lowered its price to $1.5m. |

Interesting that you got that great vibe about the space at 74 Fifth before realizing just how few windows there are, LoftLover. Clearly, you would have been happy to own it (at the right price), so the space felt light enough when you were there.
It is true (sometimes) what “they” (RE agents say) about some lofts / apartments: you have to be in it to experience it. Had you focused on the (relatively) low floor and (relatively) few windows, you might not have gone out of your way to see this one.
Good luck on your continued search.
And THX for the pricing updates for 14 E 33 and 250 W 27. They may be heading for death-by-small-price-changes. |
