Nov. 2, 2007 - 8 open houses 1.5 – 1.7 far from the running crowds

(remember to check the agent websites Sunday morning to see if open house is still on)

38 Warren St #8A
$1.55mm and $1,393/mo for "1,248 sq ft" that is "sun-drenched" and "light filled" and "airy" and "open" (get it??)
new to market last week
Open House Sunday Nov 4 from 12:30 - 1:30 PM

26 Beaver St 18th fl
$1.59mm and $2,922/mo for "2,300 sq ft" that is one of those best-values-if-you-can-live-off-Wall-St; sketchy floor plan is nearly square with 17 windows across 3 exposures; many hints that it needs an upgrade (or more): no kitchen or bath pix; glass brick wall; "could be blank canvass"; 2nd/3rd bedrooms "can be added"
on market since March ($1.65mm); we show "contract out" since Wednesday
Open House Sunday Nov 4 from 12:30 - 1 PM (why bother?)
$1.65mm and $1,233/mo for "1,250 sq ft" of (yet another) "bright and airy "; funny shape but 2 long walls of windows; I hit it in a very narrow open house review (4 open houses in Nobu's nabe)
on the market 2 months
Open House Sunday Nov 4 from 2:30 - 4 PM

140 Nassau St #6C
$1.65mm and $1,878/mo for "1,700 sq ft" of what looks like sweet space off the bottom of City Hall Park; very high barrel vault ceilings; recently renovated kitchen and baths; layout is a little challenging, with (barely) 2 exposures and plumbing a long walk in your PJs; write this down with the phone number of PruDE's Tony Sargent: "
this Loft will increase with value"
new to market this week
Open House Sunday Nov 4 from 1 - 2:30 PM

179 Grand Street #PH-C
$1.695mm and $1,295/mo (condo) for "1,120 sq ft" (partially duplexed) plus "400 sq ft" terrace; too many adjectives and adverbs to count, but the stacked bedrooms may not suit you; my favorite feature: a (legal!) gas grill
new to market this week
Open House Sunday Nov 4 from 2:30 - 4 PM

211 East 2 Street #5W
$1.695mm and $1,213/mo (condo) for "1,310 sq ft" with 4 exposures, 11 ft ceilings, exposed wood beams and brick walls and chef's kitchen; my Oct 9 headline noted my skepticism: paying (way) up (way) east on 2nd St / new at 211 E 2 St
on the market 4 weeks
Open House Sunday Nov 4 from 1:30 - 3 PM

303 Greenwich St #2K
$1.695mm and $1,050/mo (condo) for "1,250 sq ft" in one of the early Tribeca condos (1987); this space is architect designed (note the curved kitchen counter and curved master bath), with the proper proper names in kitchen and bath (with a "zen master bath" with wooden soaking tub!); N.B., this intersection is one of the busiest pedestrian spots in Tribeca (try it during Stuyvesant and BMCC 'rush hour'); why are so many listings only using 3 pix these days??
new to market this week
Open House Sunday Nov 4 from 12:30 - 1:30 PM
$1.7mm and $1,360/mo (condo) for "1,860 sq ft" of essentially raw space (hip, but raw); see Sept 27: canvas is blank + new at 5 East 3rd (not cheap)
Open House Sunday Nov 4 from 12 - 2 PM

Re: 140 Nassau: is this correctly listed as PS 234? I thought the zone ended at Broadway...and it says "private" roof space, but I don't see how that works from the (badly rendered) floorplan; are those pictures of common roof space?
