quiet loft at busy intersection
395 Broadway #6C has found its buyer after not quite two months. Here's what I said about it in an open house review Aug 25:
 
$1.375mm and $1,203 /mo (condo) for “1,200 sq ft� with 12 ft ceilings; layout is nearly square with 4 windows on the north wall (period); space seems very efficiently laid out (for a single or couple) in open loft style; on Broadway nearly at Canal, it is (good news and bad) very centrally located
 
The comment about the layout and singles or couples is because it is hard under the current configuration to have a second sleeping area. At "1,200 sq ft" it is not unusual that it would be an ideal loft for a single or couple, and the current layout does appear to have a terrific flow (being nearly square helps) and a good sense of light (not so easy with windows on only one side).

I imagine they got close to the asking price of $1.375mm, which would be $1,145/ft for a Tribeca condo with no amenities other than a common roof deck (and no doorman). The last sale in the building was #15C (same size, obviously, with a "designer kitchen" but only 1 bathroom and configured as an open loft) for $1.295mm in April (ask had been $1.395mm). #14A also sold in April, also with "1,200 sq ft", but that one needed a gut renovation; traded at $1.165mm off an ask of $1.195mm.
 
No reason to suspect the description of #6C as "quiet" inside, but there's a different experience stepping onto the sidewalk and turning toward Canal Street nearby.
