• May. 13, 2009 - Postage Rates Increase
The price of a 1st class stamp went up from 42¢ to 44¢ and a postcard from 27¢ to 28¢ effective 5/9/09. I personally didn’t realize it until Monday and wish I had a larger stash of the “Forever” stamps on hand.
Just out of curiosity, I searched on the internet to see what the postage rate for 1st class letters and postcards was 10 years ago and found that a 1 oz. letter in 1999 cost 33¢ and a postcard cost 20¢. I wonder how much online bill pay systems factor into the need for the Postal Service raising the rates? I would speculate that the large number of us that pay our bills online and the ease of email versus postal delivery have to factor into less demand for the Post Office.
It will be interesting to watch if the Postal Service decides to only deliver 5 days weekly rather than 6 as they are currently considering. These times they are a-changing! |

• Feb. 25, 2009 - Property Tax Evaluation Form for your Use
As we all know, property values are falling, even in our area. There is a little known method to keep your tax assessment in line with current values. The State of Georgia has a requirement that property owners file a Form PT-50R Property Tax Return every year, and your non-filing of that form is used as confirmation that you agree with the prior year's assessment. Most of us have never heard of this form (let alone filed it), because in an area of rising prices, we were usually happy with the lagging values. If you didn't file this form, the government deems that you are filing in acceptance with last year's value.
However, in a time of falling property values, you might want to consider this form to help reduce expenses if you feel that your property's assessed value is above actual market value. Filing this form forces the Tax Appraiser to review your property's fair market value. Once they review your value, they must send you an assessment letter if they disagree with what you think the value should be. That letter triggers your right to file an appeal, and since you can only file an appeal within a limited number of days from an assessment value letter, most of us have no avenue to appeal our inflated values unless we file this PT-50R to get the process started. Please be aware that if your property assessment is lower than actual market value, this may result in a tax increase, so only consider this if your assessed value is over market value.
or drop by our office at 539 Ocean Blvd. , St. Simons Island , and pick up a blank form.
We at Beachcomber Properties are not CPA's nor are we tax advisors. However, we firmly believe that real estate is a good investment that can be a great investment if you use all of your expert advisors including your real estate professional, your attorney, your CPA, and your banker. If we can help in any way, just give us a call. We look forward to a long, prosperous working relationship in 2009 and into the future!
Sincerely,
Sally |

• Feb. 23, 2009 - Altamaha Riverkeepers have a mission to protect our Waterways
Our local Glynn County newspaper, The Brunswick News, recently ran a very interesting article about an organization working out of our neighboring McIntosh County, the Altamaha Riverkeeper. This article featured one of their CoastKeepers, Wendy Galan, and her reflections on her first year with the Riverkeepers. This group was founded to protect one of our most vital natural resources, the Altamaha River which is Georgia’s biggest river, including its tributaries the Ocmulgee, the Oconee and the Ohoopee. They monitor pollution throughout the waters and also land-based actions impacting the waterways and wetlands.
It appears that the State of GA has good environmental laws in place, but laws and policies are only as good as adherence to them. Unfortunately, many people feel that old saying “It is easier to get forgiveness than to get permission” is the order of the day. Of course, many actions of man are done out of ignorance to the chain reaction of what we do and how it can impact on down the line.
In this day of increasing environmental awareness, I’m thankful we have such a group working to protect our beautiful Golden Isles area for future generations. If you would care to read more about the Altamaha Riverkeepers, you may go to their website:

• Jan. 7, 2009 - FREE Service provided by Google
Google has a great new service that I use frequently on my cell and even when I am on a land line. You can dial 1-800/GOOG-411 and simply SAY what you are looking for and then GOOG-411 will connect you with the business without any fees or charges (only the air time your cell phone provider charges for minutes will apply). No computer or Internet connection or keypad is required as it is voice activated! If you are calling from a mobile device, the system can even send you a text message with more details and a map! Simply say “text message” or “map it.”
Certainly this service is invaluable if you are traveling, but I even use it at home rather than looking up a number. You can even request something like “car wash on Demere Road, St. Simons Island, GA, if you don’t remember the business name and it will provide you the businesses that fit your request and then connect you when you determine which one you want. Save the number on your cell and voice calling couldn’t be easier!
FREE is always a good thing, particularly when it is such a useful tool. Try it out and I 'll wager you'll be using this service often. |

• Dec. 22, 2008 - Updated Census Survey Results Now Available
The update does not show the 3 county areas of Glynn, Brantley and McIntosh counties in a flattering light in all areas, but the numbers are what they are. This update is based on three years’ of data gathered by the American Community Survey. I am noting a few highlights:
- 3 county area total population of 99,809. With Glynn County as home to 73,276 of them.
- 18.1% of population as high school dropouts as compared to national average of 16%. 22% of population with a bachelor’s degree or higher to compare with 27% nationally.
- Median household income at $44,613, which is less than the national median of $50,740. (Note: single mother households make up the largest percentage of families living in poverty.)
- Our unemployment rate is lower than the national average – 3.1% compared to the national percent of 4.6.
- Interestingly, we have a high percentage of military veterans than elsewhere with 14% of our population having served compared to 10.7% in other areas of GA and 10.4% nationally.
- Single parent households came in at 8% headed by a mother and 2.7% by a single father. More women live here---52% to the 48% male figure.
- The median age is 37 with 71.3% being white, 23.9 black and 3.6% are Hispanic, Asian or Indian.
The results of this survey of course lump the 3 county data into one pot. In doing so, it doesn’t take into consideration the individual makeup of just Glynn County. But information is a very good thing and I wanted to pass this along to you.
