• Sep. 24, 2007 - The Two-Headed Bug
You May
Say I’m Scraping the Bottom of the Barrel on this Post, but I think
it’s very interesting:
I drove to and from Jacksonville,
FL this week and found the love bugs swarming and flying splat into
my windshield and car’s front grill. I usually prefer silence
to tapes or the radio and just think about things I need to do,
things I have done and other perhaps quite trivial items such as
this one. I said to myself, “Self, do you remember seeing Love
Bugs when you were a child?” I came home & went to that
wonderful source of integral as well as useless information better
known as Wikipedia.
The little insect better known as
the LoveBug was 1st written about in 1940 to be most
common in Texas & Louisiana, however, by the end of the
20th century spread heavily to all areas bordering the
Gulf of Mexaco as well as GA, SC, FL and other parts of Central
America. They are a harmless, non-biting nor stinging bug
which prove beneficial as their larvae help recycle grassy organic
material and improve the soil. The larvae also eat earwigs,
beetle larvae & other pests. The adult love bug does not
eat, but subsists on food taken in during its larval
stage. Upon reaching maturity the bug spends the entirety of
its short life copulating with its mate, thus the reason for the
name! Mention was made of the acidic nature of their residue
left on our cars and the potential damage to our car’s job and
chrome. A hint was even given that dryer sheets could prove
helpful to remove the goo.
The article ended
with folklore that an abundance of love bugs mean an active
hurricane season. Florida, it was reported, saw a lot of bugs
prior to the 2004 active season. In 2005 and 2006, less bugs
and the state had a relatively quiet hurricane season those
years. 2007 has an abundance of love bugs so if this predicter
is accurate, we may be in for a big blow! Time will tell on
that score . . .

• Sep. 17, 2007 - The Serman on De-Cluttering!
After
this weekend, I took a look in my den and kitchen and felt like I
was drowning in paper! With the extra newspapers that come over the
weekend, the magazines, catalogs and routine mail, the stack of
paper is huge. I think I need a
separate large container simply for the paper. My husband is very paranoid about attracting a bug
& disparages my recycle pile of paper in the
garage.
We all
preach from the pulpit to our homeowners to de-clutter their
homes. If I were in the position of
selling my home right now I'd be in a fix to comply with my own
sermon! Oh, the stuff we accumulate and
hold on to in case we or one of our children were ever to need that
extra lamp, table or set of dishes, etc. My philosophy is that no matter how big the home
or how much storage capacity you have it somehow gets filled
up.
I for
one am going to cut that seller in a similar condition a little
more slack and maybe suggest a storage facility for all that "good
stuff," and if you know of anyone looking for some slightly read
periodicals, just have them give me a call! |

• Sep. 13, 2007 - Politics - the 2nd oldest profession . . .
Holy
Smokes, Sapphire!
Glynn County & the Golden
Isles of GA have long been known as a beautiful vacation spot for
golfers, beach enthusiasts, fishermen, boaters and history
buffs. In the near future our area may gain even more fame as
the home of Cap Fendig. Mr. Fendig, a local St. Simons Island
businessman and county commissioner, has just made an announcement
that he intends to begin his campaign for the Presidency of
the US! I don't have a clue if he has a possibility
of achieving such a big aspiration; however, I must commend him for
his courage in opening up his life to intense scrutiny and for
being willing to expend his energies and monies in such a bold
attempt to show his love of country. The Fendig families have
long resided on St. Simons and are well respected in our area, so
prepare yourself to hear more about Cap and his interest in diving
into the political waters.
As President Reagan once
said:
"Politics is not a bad
profession. If you succeed there are many rewards. If
you disgrace yourself you can always write a book."
Ronald Reagan

• Sep. 10, 2007 - Will Work for FREE!
At our weekly sales meeting one of our agents
discussed a recent situation that occurred while showing a home to
her buyer. They were out in an
adjoining county where a gentleman came up while they were viewing
another home to talk about the property he was working
on. The sales agent wasn't certain if
he was a construction worker, however; as it turned out he actually
was the owner of the property. The
potential buyer was interested enough to view the home and to put
an offer on paper for the purchase of the property. After the client wasn't sitting right at her desk,
the realtor had another conversation with the seller as regards the
payment of commission as his property was a For Sale by
Owner. He replied that the price
he quoted didn't allow him much wiggle room & didn't see how he
could then pay a real estate commission for the sale of his
home! After a good bit of discussion
and her efforts to shame him in expecting a complete stranger to
work for free, he reluctantly did agree to pay an equitable sales
fee. At the conclusion of their
negotiations the transaction sadly fell apart, but the aggravation
of a builder expecting an agent to work for free
lingered.
How much simpler a transaction and negotiation
is when the fees are established from the start and no one is put
into the position of having to implore another to be paid for
services rendered! In our state of GA,
we have a separate form that addresses the commission issue, which
we have been using for a few years.
Previously, the commission was a part of the Purchase & Sales
Agreement for all parties to be aware of on the contract
itself. I'm not so sure that separating
the topic of real estate commission on another document simplified
our efforts.
The solution for me the Buyer's Agency
Agreement that clearly spells out that the agent doesn't work for
free. Many agents are uncomfortable
telling the buyer up front what a Buyer's Agent is and what we do
to earn our commission, and many seasoned agents are conditioned to
believe that the seller always pays the commission. In today's age of internet discount shopping,
everyone wants to buy at the cheapest price and to sell for the
most money, myself included! But I
gladly pay for services if/when someone can explain the value of
those services to me and show me why it is to my benefit to use
those services, especially if there is a good chance that another
person (the seller in this case) will pay for my
services. Further, if I can't
negotiate my fee, how can I negotiate the best price for my seller
OR buyer? I for one have never been
embarrassed that I am being paid for my job, nor how
much! I earn every penny, and if
you don't believe me, I have several testimonials that I will be
happy to share with you, just give me a call.
