Here's a current myth that is costing you money. Internet leads are not good leads. It can be phrased a number of ways. Internet leads are not serious. Or, Internet leads are not worth the effort to follow up.
I have a client from Central New York that has sold four houses so far this year from Internet leads without the buyer ever seeing the house live. I know. It was hard for me to believe when I first heard it also.
She says when they inquire about a specific property she gets back to them immediately. She can tell from their questions how serious they are. Many have commented that she is the only Agent to respond to them.
If they are interested in a house she goes out and take pictures of the neighboring homes and the street.
The first two she insisted that they come to town for the structural inspection. But the inspector she uses takes good pictures along with a thorough report so the last two, including a three hundred thousand dollar home (Average price range in her city is around one fifty.) the buyer didn't see the house until after closing.
By the way my client is no tech genius. However she is a very good Agent who has sold close to a hundred homes a year for most of the last five years
