The best performing category of homes in Fauquier, to date, with a monthly absorption rate of 8, is the $250,000 - $300,000 range of homes. The median days on the market of the homes that sold was 92 days. At this time, there are 92 homes available to the market, 20 of which have been listed in the last 40 days.

Over the next two months, recent history in this category shows the trend of 8 homes per month sold has been reinforced over the last 4 months, therefore:

1. Of the 20 homes listed in the last 40 days, 10 should go under contract.

2. Two of the remaining 82 should go under contract.

3. Four of the homes newly listed during the next two months (20) will go under-contract, leaving 98 homes available for sale, (82 remaining + 16 newly listed).

Reviewing the sold results of 2006 for this category supports the absorption and trend rates of 8, laying the groundwork for strong December and January.
