This yearly report, which I always try to share with my past and present customers, even breaks down the importance of the projects to the value of the home by region. Upgrades like expanding the garage may have a greater return in a cold weather climate than in Florida.

Don't confuse upgrading or remodeling with regular maintenance. A new roof, new appliances and flooring are part of maintaining your home. Granite countertops vs. laminate, wood floors vs. carpet and a walk-in closet vs. a regular closet are examples of upgrades now in vogue.

Do you have a multi-floor home in Florida? Consider an elevator! They start at about $15,000 and bring much more than that in value, especially to the Baby Boomers we will be expecting in the next 15 years. A great place to install them is that fireplace you never use! Really!
