3 Opens - 3 Sales? What is going on???
May. 4, 2009The team I currently work with (The Hartmann Korby Team of MN) takes a great deal of pride in holding properties open. In fact, a requirement to be on the team is to host at least 50 open houses a year. Why? Last weekend one of the lead agents on our team sold our 3rd listing from an open house! I have personally never been a part of one but now 3...What is going on here? I thought open houses did't work or they are for rookies.

Last weekend we hosted our Sunday Tour of homes and had a tremendous response. Our team had 6 properties open at the same time with maps and signs directing traffic. We were able to place about 50-60 signs in a major farm area for us as well. All together we probably had somewhere between 80-90 people come through the opens. Face time seems to work the best for conversion.
Our numbers on the year show that we have a 22% conversion rate on open house leads vs. a 5% on website or even a 9% on 1-800 number leads. It is very clear to see where time is best spent for our team.
We are only about 4 months into the year and I would anticipate at least 1-2 more sales of our listings coming from opens houses. There are a ton of buyers out there right now, don't miss them...Follow up is key!
