Apartment Scam in the South Loop

Lakeside on the Park (1250 S. Indiana) is a building we know well. It's in a terrific South Loop location mixed in among the Museum Park developments. We've sold a number of homes here. For that reason, it was shocking to read about a recent scam taking place in the building.

Allegedly, a renter by the name of Jason Booth acted as a completely legitimate owner offering his home for rent via craigslist. He signed leases with at least 3 different parties collecting the first month's rent and security deposit from each. Once the checks cleared, Jason was never heard from again. The CPD has been notified, but nothing has transpired as of this posting.

Not only is this surprising to real estate professionals who work in the world of fully-executed, legitimate contracts everyday, it's surprising how little repercussion there seems to be...at least for now.

Thanks for the comment and thanks for the update. More than 7 is really troubling. The South Loop is obviously an area we care about and keeping residents and owners safe from scams is certainly in our interest.

At present, there are other cases of scams that will soon be going to trial. However, all parties involved appear to be in on the deal. It's unfortunate that so many inocent parties were involved with the Booth scam.

If you'd like to post more info or send a pic, please feel free to do so.

This is interesting to know. I just had the same thing happen to me by a fake agent known as "Anthony Anderson" at The Chandler at Lakeshore East.  Thing is, he's actually a licensed agent and is scamming everyone (8 and counting).

"Anthony Anderson" was arrested today by Chicago Police and has been scamming renters for over a year now. I know because I was a victim of his. I was called in to ID him in a police lineup as was over ten other individuals. It took great police work to catch him after a year of running this scam. Police are cracking down on this type of behavior. Anthony did not look too happy to be in police custody. Everyone who is reading this please make sure to check out your real estate agent before signing any checks over. Best of luck everyone!

Hello ,
Thank you again for your reply . If you are ready to proceed with this transaction I must tell you how this service work and what we need to do.
You have to deposit to RENT Service the first month of rent-$1100 and a security deposit of $1100, so they can proceed with the shipping of the keys and the contract. Like I said, I will pay for 2 days delivery so you'll receive the Keys and the contract signed by me right away. I will explain you step by step how this service work.
1 - To start this transaction i need to know your full shipping information (full name and shipping address)
2 - I'll go to a RENT Office and leave the Keys and the contract on your name as the intended receiver.
3 - RENT will check the envelope to see if everything is OK with it and also the legal documents that come along with the Keys.
4 - After they will check the documents , RENT will send you a delivery notification to let you know that they have the Keys and the documents in their custody.
5 - At this point you'll have to go to a Western Union Office and make a money deposit on the RENT agent name for the amount we agreed (the total amount you shall deposit is for the first month of rent and for the security deposit).
6 - After you'll make the deposit you'll have to send the info about the money deposit to RENT .
7 - RENT will verify the deposit information's and if everything is in order they will deliver the Keys and the contract to you.
8 - After you receive the keys and the contract, you must check the apt, decide if you keep the apt or not. If all is in order you'll instruct RENT to release the money to me. If you don`t like the apt they will return your money, and they will ship back to me the keys (you'll have 2 days to decide if you keep the apt or not).
I will pay RENT Service for the shipping and you'll pay Western Union for the Money Transfer fee.
So if you have $2,200 cash (the rent for 1 month-$1100 and the security deposit-$1100) and if you're ready for this transaction tell me your full name and your shipping address and I'll start the official procedure, and RENT will notify you about this matter. You'll also receive important guidelines plus instructions from them (please go through them exactly)
So:
1. As soon as I get your info I will ship the keys and the contract.
2. RENT will check the contract and the keys and they will notify you about this matter(they will send you all the instructions in order to complete the deal in a safe way for both)
3. You must send the money in the next 24 hours to the RENT agent.
4. After you'll confirm the payment they will start delivery at your address (the shipping will not take more then 2 days).
5. After you'll receive the keys, you'll have 2 days to decide if you keep the apt or not.
So if you're a serious person tell me your info and I'll start the process.
PS: When I start the process I must pay RENT fees and if you can't send the money in the next 24 hours,they will cancel the shipping and I will lose the money paid for the transaction.

Watch out on craigslist.  I recently responded to an add for a too-good-to-be-true apartment at 55 E Monroe, posted by a Justin Fenton who claimed to be in the UK and proposed arrangements like those mentioned in the above posts, using google checkout.  He wanted 3 months rent up front to see the apartment and then if we liked it we could "release" the funds to him.  Google checkout has no such mechanism built in, in fact it has almost no protection for buyers whatsoever.  The guy also made a big deal of his having supposedly gone to harvard, and set a photo of his "diploma," discussed trust issues in the email, etc.  All very fishy, and generally concurrent with the stories about apartment scams.

"justin fenton" has sent us info on an apartment in Honolulu as well.  Seems this scammer is a busy fellow.  

We were not fooled by his scheme since we'd just received similar emails from Paul Pinto or Pinto Paul saying he owned an apartment he did not. 

You can call the Tax assessor's office in whatever city the apartment happens to be in and ask who the owner is for the property.  They know and they can help you.

Justin Fenton unfortunatly DID scam my good friend $5,000 on craigslist for an apartment in Los Angeles, CA....the money was sent to an Angeline Jonas in London England. All the police in London are aware of him/her not sure if its a girl or guy doing the scam or if they are working together. But yes BEWARE, and i believe this person will be caught eventaully.

This procedure allow you to pay the rent only after you will receive the keys,after you will see it, decide if you will stay in the condo or not

We actually went down to see this place in Philadelphia and it turned out the place she was "renting out" was for sale by someone else.  The pictures were nice, but when we saw the outside there was no way it was true.  The "two floor, 2 bedroom condo" she said was in a safe and quiet neighborhood was 2 blocks from south street.  Quiet?  I don't think so.  Besides, 2 dedicated parking spaces?  We had to park two blocks away and walk.  If it sounds too good to be true, it usually is.......

Yep - they're in Seattle (1519 3rd Ave. in downtown).  It was posted for $800/month and I got a reply from them (almost identical to the one above) that the price is $1000 and includes same pictures from above.  I thought it was too good to be true - so I decided to write them again, here's the reply email.

Also posted a scam for apt at 715 6th st nw Washington DC.  Same exact letter but they made a mistake.  the letter says that Daria Cristine Matuch is a 38 yr old but they sent me a driver license that shows that Daria is a 26 year old.  Im afraid Daria fell for the scam and sent a copy of her driver license.  Then the person uses your drivers license to pose as you for more apt scams.

To secure the apartment you will deposit the first month's rent plus the deposit to Home Insight, the keys will be mailed to you via Overnight Express or a realtor can personally bring them to you or at the apartment. You will have a 5 days inspection period to review the apartment and the lease, after this period if you will decide not to rent the apartment Home Insight will return you the money 100%, you will get the first month's rent and the deposit back the same day the lease and keys are returned as I will be supporting the fees. I am sure you will love the apartment and that you will decide to rent it, but it's good to know you have the second option also. It is very spacious, over 1400sqft, very modern and bright, 2 large bedrooms, 2 full baths, a living room, dining area, washer and dryer in the apartment, lots of closet space, fully furnished, all new bedding/linens, cookware, dishes etc .The rooms are nicely furnished and the apartment features a spacious/open modern Kitchen with Stainless Steel Appliances: range/oven, microwave, dishwasher & refrigerator, lots of closets and storage space. Air Conditioning, Hardwood floors, Granite and marble bathrooms, stainless steel appliances, 42" LCD TV, DVD, Sound System. Comes with a gated parking space included,a storage unit where you can deposit my furniture (if you want to rent it unfurnished and you want use your own furniture) Maintenance is done by a specialized company and i will be billed for any maintenance work that gets done. Pets are allowed! It is located in a very select downtown neighborhood, The area is very nice, very quiet and safe, it is close to all the best attractions, easy access to public transportation. Great Restaurants, Bars, Pubs and shopping abound in the immediate area, within walking distance. The address is: 1088 Bishop St Honolulu HI 96813, in this area i could rent the apartment for almost double the price i am asking ( US $900.00 / Month, US $900.00 Deposit ) Water,electricity, Internet,cable, parking, All the utilities and amenities fees are included in the monthly rent because I want to find someone serious and reliable that will always be on time with the rent and will take care of my property.

I am the apartment owner, i now live in London UK most of the time and i have decided to rent the apartment. The rental will be done only via eBay Real Estate. eBay.com is a legitimate and neutral company, offering purchase protection for millions of transactions each day. The apartment is not yet listed on their web site, first we have to set up the rental process through them. The process is simple and easy, everything is done online.

To secure the apartment you will deposit the first month's rent plus the deposit to eBay as security, they will handle all the paperwork, documentation and the keys will be mailed to you via Overnight Express or can personally bring them to you or at the apartment. You will have a 5 days inspection period to review the apartment and the lease, after this period if you decide not to rent the apartment eBay will return you the money 100%, you will get the first month's rent and the deposit back the same day the lease and keys are returned as I will be supporting the fees. I am sure you will love the apartment and that you will decide to rent it, but it's good to know you have the second option also. The apartment is unoccupied, you can move in the same day or whenever you are ready, if you want you can move in later and the lease will start from the date when you move in, the apartment has to be secured now, first month's rent plus the deposit.


I will be billed when i set up the process so I don't want to end up paying eBay hundreds of dollars for this service without any result. I want to make sure i am dealing with people who are serious about renting.


Each year the month of December is free, you will not pay the rent or the utilities. The lease is flexible, you can rent the apt for just 1 month or up to 3 years with the posibillity to renew the lease. Please tell me something about your income. The company Home Insights is reputable and is highly rated by the Better Business Bureau, they will handle the payment,all the paperwork, documentation and the keys will be mailed to you via Overnight Express or can personally bring them to you or at the apartment. The apartment is not yet listed on their web site, first we have to set up the rental process through them. The process is simple and easy, everything is done online. There will be no financial commitments, the funds will be deposited as security and will be returned in full if you decide not to rent the apartment.
