49ers Update for November 15, 2009
            Real Estate Activity. During the past week there was one price reduction of a currently listed home and two homes under contract closed their sales. There are still seven homes actively on the market in 49ers (see table below for details), one home remains under contract awaiting close and 15 homes have been sold in the community since January 1, 2009.
            - 12041 E Fools Gold Cir reduced its asking price by $5,090 and is now listed for $469,900. This home has been on the market for 358 days and was initially listed for $585,000.
            - 2131 N Soldier Trail, a four-bedroom, three-bath home of 3274 sqft built in 1972 and listed for $275,000, sold for $250,000. This home was a foreclosure and was initially listed at $400,000. It was on the market for 47 days.
            - 12260 E Barbary Coast Rd, a four-bedroom, four-bath home of 3010 sqft built in 1983 and listed for 399,500, sold for $350,000. This home was also a foreclosure and was initially listed at $449,900. It was on the market for 110 days.
            Mortgage Rates. Local mortgage rates have dropped about an eighth of a point in the last week and are now hovering around 5% for a conventional, 30-year, fixed-rate mortgage for buyers with excellent credit.
            Tax Credit for Home Buyers. The $8,000 tax credit for first time home buyers has been extended and qualifying requirements have been eased. In addition, up to a $6,500 tax credit is available for current homeowners who qualify and purchase another home. Details, including qualifying requirements, are available on our website.             Kudos for Adopt-A-Road Volunteers. If Tanque Verde Road appears to be unusually clean today, you can thank the following 49ers residents who gave their time Saturday Morning to help clean up the road: Glenda Phipps, Brenda Seeliger, Stephanie Grimes, Ruth Stockdale, Karen Noble-Roehm, Herb West, Gary Grimes, Robbie Bourguet, Pat Liebenberg, Larry Daggert, Cheryl McKenzie, Carol Gotaas, Ferroll Elmer, and Parralee Schneider. When you see any of them, give them a big thank you.
            49ers Adds Another Member to TVUSD Board. Claire Place (Wagon Trail Rd) has joined Jeff Neff (Barbary Coast Rd) as a member of the Tanque Verde Unified School District Board. Kudos to both of these 49er residents for their volunteer work.

49ers Update for November 8, 2009
            Real Estate Activity. During the past week two homes in 49ers which had been under contract returned to the active market. There are now seven homes on the market in the community, three homes remain under contract awaiting closings, and there have been 13 closed sales thus far in 2009.
            - 11833 E Custer Pl returned to the active market after being under contract. This home is being marketed as a “short sale” and it has been on the active market for a total of 88 days.
            - 2215 N Klondike Dr returned to the market at a reduced price after being under contract. Its asking price has been reduced by $10,500. It has been on the active market for 112 days.
            Adopt-A-Road Cleanup This Saturday. We will be conducting the semi-annual cleanup of Tanque Verde Road between Conestoga and Wentworth this Saturday Morning, 11/14/09 starting at 8:00 AM. Meet at the club parking lot. The cleanup usually takes about an hour. We need your help! Call me at 749-0312 if you have any questions.

49ers Update for November 1, 2009
            Real Estate. During the past week in the community one listed home dropped off the market and one reduced its asking price. There are currently five homes actively listed, five under contract awaiting closing and 13 homes have sold in 49ers during 2009.
            - 11880 E Wagon Trail Rd, a four-bedroom, two-bath home of 2576 sqft built in 1971 and listed at a range price of $350,000 - $370,000, was withdrawn from the market. It had been on the market for 313 days and was initially listed for $450,000.
            - 12110 E Barbary Coast Rd reduced its asking price by $10,000 and it is now listed for $549,000. This home has been on the market for 856 days and was initially listed for $689,000.
            - Adopt-A-Road November 14. Join us for our semi-annual cleanup of Tanque Verde Road from Conestoga to Wentworth on Saturday Morning, November 14. We meet in the club parking lot at 8:00 AM and spend about an hour picking up the accumulated litter on our community’s front door. Call me at 749-0312 if you have any questions. See you there.
