49er Update for June 28, 2009
Real Estate Activity. During the past week one home which had previously been on the market and dropped off for a short time was actively listed again at a reduced price, one home which had been previously marketed by a lender is now listed in the Multiple Listing Service (MLS) at a reduced price, and one home went under contract immediately upon listing. The 49ers Community now has an active inventory of six homes with five others under contract pending closing.
- 12041 E Fools Gold Cir came back on the market listed at $474,990 which is $24,010 less than its previous list price of $499,000. This home has been on the market for 218 days and was initially listed for $585,000.
- 12260 E Barbary Coast Rd is now listed in the MLS as a REO (lender owned property) at $449,000. It had been marketed by the lender for several weeks at a list price of $499,000.
- 12435 E Sutter Mill St, a four-bedroom, two-bath home of 3084 sqft built in 1990 and listed at $499,000, came on the market on Friday and immediately went under contract.

Real Estate Activity. One new listing came on the market during the last week, one existing listing dropped off the market, two listings went under contract and one listing reduced its price. Active inventory in the community has fallen to only four listings. With evident buyer interest in the community, owners contemplating selling should consider listing their homes now. Homes that show well and are reasonably priced for the current market are selling. There have been seven closed sales in 2009 thus far and four more homes are currently under contract awaiting closings. Call me at 749-0312 for a market analysis for your home.
- 11760 E 49er Fairway Ln came on the market listed for $695,000.
- 12041 E Fools Gold Cir, a four-bedroom, three-bath home of 2787 sqft built in 1994 and listed for $499,000, dropped off the market. It had been on the market for 212 days and was initially listed for $585,000.
- 2100 N Soldier Trail, a four-bedroom, three-bath home of 2318 sqft built in 1988 and listed for $347,000, went under contract. It has been on the market for 221 days and was initially listed for $495,000.
- 11833 E Custer Pl, a three-bedroom, two-bath home of 2547 sqft built in 1970 and listed for $314,900, went under contract. Listed as a “short sale,” it was initially priced at $325,000 and has been on the market for 48 days.
- 11880 E Wagon Trail Rd reduced its range price by $9,900 to $380,000-$400,000. This home has been on the market for 184 days and was initially listed for $450,000.

Real Estate Activity. The 49ers community currently has six homes actively listed for sale in the Tucson Multiple Listing Service (MLS), two homes under contract but not closed and seven closed sales have been reported so far in 2009. There is also a bank REO property on the market on Barbary Coast Road which is not included in the MLS data. Historically, normal inventory (homes for sale) for the community during this time of year has averaged about twice the current number of listings. During the past week, one current listing lowered its asking price.
- 2100 N Soldier Trail lowered its advertised list price by $28,000 and is now listed at $347,000. This home has been on the market for 216 days and was initially listed at $495,000.
Supervisor Ray Carroll Comes to 49ers. The Eastside Republicans have invited Ray Carroll to meet with eastside residents at the 49ers Golf Clubhouse on Wednesday, June 17 at 6:30 pm. Here is a chance for residents to meet their county supervisor and hear his views on what is happening in and around our community from the county government perspective.

Real Estate Activity. During the last week in 49ers one listed home went under contract and another lowered its asking price. Our community now has six homes actively listed on the Tucson Multiple Listing Service, two homes currently under contract, and seven homes have sold in the past six months.
- 12330 E Barbary Coast Rd, a three-bedroom, two-bath home of 2650 sqft built in 1979 and listed for $299,000, went under contract. This home has been on the market for 119 days and was initially listed for $549,000. It is described as a “short sale” in its MLS listing description.
- 2101 N Soldier Trail reduced its asking price by $20,000 and is now listed at $409,000. This property has been on the market for 47 days and was initially listed at $449,000.
Mortgage Rates. National and local mortgage rates continue to rise. Nationally, rates are at a six-month high. Rates and qualification requirements vary. The best rate for the benchmark 30-year, fixed-rate, conventional mortgage is around 5.5% at this time.
Sean Miller To Speak at 49ers. According to the 49ers Country Club weekly announcement, Sean Miller, the new University of Arizona head basketball coach, will speak next Wednesday at 12:00 Noon at the 49ers clubhouse. Lunch beforehand will be $10.00. Reservations are suggested and can be had by calling 749-4001 ext.208.

Real Estate Activity. Only one reportable real estate event in the community during the past week. 12342 E Goldpan Pl which has been under contract since April closed at a sales price of $570,000. This five-bedroom, three-bath home of 3,833 sqft built in 2001 had been listed at a range price of $600,000-$625,000. It had been on the market for 142 days and was initially listed for $675,000. This is the seventh closed sale in 49ers for 2009 and one other home remains under contract. There are seven active listings in the community as shown below.
Mortgage Rates. National and local mortgage rates inched up during the past week, but still remain attractive in the lower 5% range for a conventional, 30-year, fixed-rate mortgage.

Real Estate Activity. During the past week in 49ers one home which was under contingent contract returned to the active market at a reduced price and one home which had been on the active market during 2008 returned as an active listing.
- 11833 E Custer Place returned to the active market at a reduced price of $314,900. It has been on the market for 20 days and was initially priced at $325,000. It is being marketed as a “Short Sale” – one of two homes in 49ers currently listed as short sales (see below for definition).
- 12110 E Barbary Coast Rd returned to the active market listed for $595,000.
Mortgage Rates. Following the national trend, local mortgage rates increased slightly last week and now stand at 5% for a conventional, 30-year, fixed-rate mortgage.
Foreclosure Available. While not listed in the Tucson Multiple Listing Service, 12260 E Barbary Coast Rd, a four-bedroom, three and a quarter-bath home of 3,010 sqft built in 1983, is being offered by the foreclosing lender at a list price of $499,900. If interested in seeing this property, let me know and I will set it up with the bank.
Can You Sell Your Home Now If Need Be? Yes! Five months into 2009, there have already been six closed sales in the 49ers community, as many as in all of 2008. There are buyers interested in the community with its unique tree-shaded homes, excellent schools and stellar lifestyle. Potential sellers must price their properties reasonably in consonance with the current market and must ensure that their home shows to its best advantage from the get go. Definition – Short Sale. A short sale is one where the seller owes more on the property than it is currently worth, must price the property accordingly and the seller will be unable to pay the difference. The lender(s) must approve all short sales and sales processing takes longer than normal as a result.

Real Estate Activity. During the past week in our community one listed home went under contingent contract, one home under contract returned to the active market, one listed property reduced its asking price and one property under contract closed. There are currently five homes in the community on the market (as listed below) well below the normal inventory of 10-15 listings.
- 11833 E Custer Place, a three-bedroom, 2-bath home of 2528 sqft built in 1970 and listed for $325,000, went under contingent contract. This property had been on the market for two weeks and is listed as a “short sale.”
- 2101 N Soldier Trail which had been under contract returned to the active market at a reduced price of $429,000. This property has been on the market for 26 days and was initially priced at $449,000.
- 11880 E Wagon Trail Road reduced its listed ‘range” price from $400,000 - $450,000 to $389,900 - $425,000. It has been on the market for 148 days.
- 1820 N Klondike Dr closed at a sale price of $345,000, $54,000 less than its asking price of $399,000.
Mortgage Rates. Local mortgage rates remain extremely attractive at 4.875% for a fixed-rate, conventional, 30-year mortgage.
Community Party Today. The Homeowners Association announced: This Saturday, May 16th we will be having a neighborhood party up by the pool. Stop by for a drink, to have a hamburger or just to say hi. There will be music, swimming, jumpy castle and free popsicles for the kids. The party starts at 4:00 PM.

Real Estate Activity. During the last week one existing listing went under contract, one listing lowered its list price and one listing under contract closed. There are now five active listings on the market in the community, well below normal inventory. During the past six months there have been six closed sales in 49ers and four properties are currently under contract, but have not yet closed.
- 12340 E Barbary Coast Rd, a five-bedroom, three-bath home of 2682 sqft listed for $340,000 went under contract. This property had been on the market for 317 days and was initially listed for $479,000.
- 11230 E Barbary Coast Rd lowered its asking price by $50,000 and is now listed for $299,000. This property has been on the market for 94 days and is now described as a “short sale.”
- 12517 E Jeffers Pl, a three-bedroom, three bath home of 3278 sqft listed for $500,000 closed with a sales price of $474,000. It had been on the market for 28days.
Mortgage Rates. Local mortgage rates are at a historic low with the conventional, 30-year fixed rate mortgage going for 4.625%. With home prices down and mortgage rates low, it’s a great time to buy a home in Tucson.

Real Estate Activity. The increased level of real estate activity in the community noted in April has continued into May. During the last week one existing listing went under contract, one listing lowered its asking price and one new listing came on the market.
- 2101 N Soldier Trail, a four-bedroom, three-bath home of 2,621 sqft listed for $449,000 went under contract. It had been on the market for 21 days.
- 2100 N Soldier Trail lowered its list price by $20,000 and is now listed at $375,000. It has been on the market for 173 days and was initially listed for $495,000.
- 11833 E Custer Pl came on the market listed for $325,000.
Taste of Tanque Verde. Don’t miss the great tasting and social get together at the club tonight in support of our Tanque Verde schools. The event runs from 5:00 PM until 10:00 and costs $35 per person. Food from many local restaurants will be available as will many liquid refreshments.

Six Tips for Sellers
- Curb Appeal Is Essential. A mowed, trimmed lawn and weeded garden create a good first impression. Inspect the exterior of your property: Shutters, windows, front door and steps. If the house needs painting, buyers will notice and may consider it a major objection to purchase.
- Neatness Counts. Scrub each room thoroughly. Give special attention to the entryway, kitchen and bathrooms. Shampoo the carpet if necessary. If the carpet is worn or old, consider replacing it or removing it completely if hardwood floors are underneath. And don't forget cobwebs in the corners!
- Eliminate Clutter. Buyers will open closets and cupboards, so make sure they're as tidy as possible. Get rid of items you don't use. Remove unnecessary furniture to help make each room appear more spacious.
- If It's Broken, Fix It. Easily fixable items such as loose doorknobs, a broken dishwasher, a dripping faucet, and squeaky doors all detract from your property's value. An afternoon spent making needed repairs now can eliminate a buyer's objections later.
- Small Changes Can Make a Big Impression. New throw pillows enhance bedrooms and living rooms. New towels can freshen a tired kitchen or bath. Fresh flowers add warmth to any room. And even a fresh coat of paint doesn't cost much but can make a huge difference.
- Don't Forget About Aromatherapy. Make sure your home passes the scent test. Right before an open house, bake some cookies or bread, simmer a pot of apple cider and cinnamon on the stove, or light a few scented candles. Strong odors could send potential lookers running out the front door.
