49ers Update for November 1, 2009
            Real Estate. During the past week in the community one listed home dropped off the market and one reduced its asking price. There are currently five homes actively listed, five under contract awaiting closing and 13 homes have sold in 49ers during 2009.
            - 11880 E Wagon Trail Rd, a four-bedroom, two-bath home of 2576 sqft built in 1971 and listed at a range price of $350,000 - $370,000, was withdrawn from the market. It had been on the market for 313 days and was initially listed for $450,000.
            - 12110 E Barbary Coast Rd reduced its asking price by $10,000 and it is now listed for $549,000. This home has been on the market for 856 days and was initially listed for $689,000.
            - Adopt-A-Road November 14. Join us for our semi-annual cleanup of Tanque Verde Road from Conestoga to Wentworth on Saturday Morning, November 14. We meet in the club parking lot at 8:00 AM and spend about an hour picking up the accumulated litter on our community’s front door. Call me at 749-0312 if you have any questions. See you there.

            Real Estate Activity. During this past week the 49ers Community has had one new listing come on the market, two homes currently listed went under contract and one home under contract closed. There are now six homes actively listed (see below), five homes under contract awaiting closings and there have been 13 closed sales thus far in 2009.
            - 12510 E Cape Horn Dr came on the market listed for $515,000.
            - 2215 N Klondike Dr, a four-bedroom, three-bath home of 2901 sqft built in 1994 and listed for $550,000, went under contract. It was initially listed for $585,000 and has been on the market for 110 days.
            - 2131 N Soldier Trail, a four-bedroom, three-bath home of 3274 sqft built in 1972 and listed for $275,000, went under contract. This is a foreclosed property that was initially listed for $400,000 and was on the market for 47 days.
            - 12030 E Dry Gulch Pl, a four-bedroom, three-bath, home of 2813 sqft built in 1973 and listed for $314,620, closed at a sales price of $310,000. This was also a foreclosure and it was on the market for only 14 days.

49ers Update for October 17, 2009
            Real Estate Activity. During the past week in the 49ers community one currently listed home went under contract and two other listings lowered their asking prices. There are now seven active listings in the community, well below the normal inventory of past years.
            - 12260 E Barbary Coast Rd, a four-bedroom, four-bath home of 3010 sqft built in 1983 and listed for $399,500, went under contract on 10/14/09. This is a foreclosure that was initially listed for $449,900. It had been on the market for 110 days.
            - 11880 E Wagon Trail Rd reduced its asking price by $20,000 and is now listed at a range price of $350,000 to $370,000. It has been on the market for 302 days and was initially listed for $450,000.
            - 12110 E Barbary Coast Rd reduced its asking price by $16,000 and is now listed for $559,000. This home has been on the market for 841 days and was initially listed for $689,000.
            Mortgage Trends. Mortgage rates have been slowly creeping up for the past two weeks. Local best rates for a conventional, fixed-rate, 30-year loan can be found at around 5.25%.
            Adopt-A-Road Cleanup of Tanque Verde Road. Don’t forget to circle Saturday, November 14th on your calendar. We will meet at the club parking lot at 8:00 AM for our semi-annual road cleanup.

            Real Estate Activity. During the past week in 49ers one home under contract closed and one listed home lowered its asking price by $125,000. There are eight homes on the market, three under contract awaiting closings and twelve homes have sold in 2009.
            - 2101 N Soldier Trail, a four-bedroom, three-bath home of 2621 sqft built in 1966 listed for $369,000, sold for $364,000. It had been on the market for 136 days and was originally listed for $449,000.
            - 2131 N Soldier Trail, a foreclosure, lowered its asking price by $125,000. It is now listed for $275,000.

49ers Update for October 4, 2009
            Real Estate Activity. During the past week only one reportable real estate event occurred in the 49ers community – an active listing lowered its asking price. There are currently eight active listings in the community, four other homes are under contract awaiting close, and there have been eleven closed sales in the community in 2009 thus far.
                        - 12260 E Barbary Coast Rd reduced its list price by $25,500 to $399,500. This is a foreclosure which was originally offered by the lender for $499,000. It was later listed for $449,900  then $425,000. It has been on the active market for 100 days.
            Mortgage Rates. Local mortgage rates dropped during the past week reflecting the national trend. Best local rates for a 30-year, fixed-rate, conventional mortgage are hovering around 5%, a drop of around 1/8th of a point.
            Adopt-A-Road Schedule. Mark your calendar for Saturday, November 14th. We will be picking up the litter on Tanque Verde Road (Conestoga to Wentworth) at 8:00 am. We meet in the club parking lot and head out for about an hour pick-up. Plan to join us.
            HOA News. Fall Yard Sale October 10th from 7:30 until 12:00 noon. Start cleaning out your garage for our annual fall neighborhood yard sale. It will be advertised on Craigslist and in the AZ Daily Star.
            Golf Club Over-Seeding Update. The course reopened October 1st after over-seeding, but will be operated as “cart path only” for a few weeks until the new grass has had a chance to get established. The practice areas are currently closed through October 7th, and will re-open October 8th, 2009.

            Real Estate Activity. One new listing came on the market during the past week and two active listings reduced their asking prices. There are currently eight active listings in the 49ers community (see below), four homes are under contract pending closings and there have been 11 sales in the community in 2009.
            - 2025 N Fennimore Ave came on the market listed for $885,000.
            - 11760 E 49er Fairway Lane reduced its list price by $10,000 and is now listed for $658,000.
            - 11880 E Wagon Trail Rd reduced its “range price” from $375,000 - $400,000 to $370,000 - $390,000.
            Mortgage Rates. Local mortgage rates have remained stable for the past few weeks with local best rates for a 30-year, fixed-rate, conventional mortgage standing at about 5.125%.

            Community Real Estate Activity. Last week was a quiet one for real estate in 49ers. One listing, 12435 E Barbary Coast Rd, was temporarily withdrawn from the active market leaving seven active listings as shown below. Four properties remain under contract awaiting closings. There have been eleven closed sales in the community thus far in 2009.

            Tucson Real Estate. As of August 2009 active inventory was 6,095, a 25% decrease from August 2008. There were 957 closings in August 2009, a 6% increase from August 2008. Months of Inventory was 6.4, down from 9.0 in August 2008. Median price of sold homes was $162,500 for the month of August 2009, down 12% from August 2008. Tucson is experiencing a significant increase in buyer activity, with new properties under contract up 52% from August 2008.

            Real Estate Activity. One listed home went under contract, one listed home reduced its asking price and one new listing came on the market during the past week.
            - 12030 E Dry Gulch Pl, a four-bedroom, three-bath home of 2813 sqft built in 1973 and listed for $314,820, went under contract. This was a foreclosure and had been on the market only seven days.
            - 11880 E Wagon Trail Rd lowered the lower end of its range price by $5,000. It is now lisated at a range price of $375,000 - $400,000. It has been on the market for 268 days.
            - 2131 N Soldier Trail came on the market as a foreclosure listed at $400.000.
            Mortgage Trends. Mortgage rates dropped a bit last week with local best rate for a 30-year, fixed-rate, conventional mortgage standing at about 5.125%.
            49ers Golf Course Overseeding Schedule. The club announced that September 14th the driving range and practice facilities will be closed for overseeding. September 21st the golf course will be closed for overseeding. September 21st  through October 1st  the restaurant will be closed except for September 25th for a Friday Night Fish Fry from 5pm until 8pm and Saturday September 26th from 5pm until 8pm for a “Wine Tasting”.

Happy Labor Day Weekend!
            Real Estate Activity. This was an active week for real estate in the 49ers community with one new listing coming on the market, one current listing going under contract, and two current listings lowering their asking prices. There are currently eight homes on the market in the community, two of these are REO properties (foreclosures); three homes are under contract awaiting closings, two of these are “short sales;” and eleven homes have sold in the community during 2009, one of the sales was a foreclosure and one was a short sale.
            - 12030 E Dry Gulch Pl came on the market listed at $314,820. This is a REO sale.
            - 11833 E Custer Pl, a three-bedroom, two-bath home of 2547 sqft built in 1970 and listed for $285,900 went under contract. This is a short sale and the home was initially listed for $325,000. It has been on the market for 86 days.
            - 12435 E Barbary Coast lowered its asking price by $10,000 to $439,000. It has been on the market for 37 days.
            - 11760 E 49er Fairway Lane lowered its asking price twice last week, once by $5,000 and then by $2,000. It is now listed for $668,000. It has been on the market for 83 days.
            Mortgage Rates. Local mortgage rates remained stable for the third week in a row with best rates for a conventional, fixed-rate, 30-year mortgage standing at approximately 5.25%.
            Restaurant Tip. Verona’s in the Basha Shopping Center at Broadway and Houghton is offering a couples dinner special with entrée and soup or salad for two for $25. Add a shared dessert (the Dolce Cake is superb) and bottle of wine for only $15 more. We tried it this week and were well satisfied.

Six Tips for Sellers

  1. Curb Appeal Is Essential.  A mowed, trimmed lawn and weeded garden create a good first impression. Inspect the exterior of your property: Shutters, windows, front door and steps. If the house needs painting, buyers will notice and may consider it a major objection to purchase.
  2. Neatness Counts.  Scrub each room thoroughly. Give special attention to the entryway, kitchen and bathrooms. Shampoo the carpet if necessary. If the carpet is worn or old, consider replacing it or removing it completely if hardwood floors are underneath. And don't forget cobwebs in the corners!
  3. Eliminate Clutter.  Buyers will open closets and cupboards, so make sure they're as tidy as possible. Get rid of items you don't use. Remove unnecessary furniture to help make each room appear more spacious.
  4. If It's Broken, Fix It.  Easily fixable items such as loose doorknobs, a broken dishwasher, a dripping faucet, and squeaky doors all detract from your property's value. An afternoon spent making needed repairs now can eliminate a buyer's objections later.
  5. Small Changes Can Make a Big Impression.  New throw pillows enhance bedrooms and living rooms. New towels can freshen a tired kitchen or bath. Fresh flowers add warmth to any room. And even a fresh coat of paint doesn't cost much but can make a huge difference.
  6. Don't Forget About Aromatherapy.  Make sure your home passes the scent test. Right before an open house, bake some cookies or bread, simmer a pot of apple cider and cinnamon on the stove, or light a few scented candles. Strong odors could send potential lookers running out the front door.
