Real Estate Activity. There were no reportable real estate transactions in the community for the last week. Inventory remains low with eight single family residences and one townhome on the market.

49ers Update for October 4, 2008
Real Estate Activity. There are currently eight single family residences and one townhome on the market in the 49ers community with asking prices ranging from $325,000 to $825,000. During the past week one home dropped off the market and one listed home reduced its list price.
-         12530 E Cape Horn Dr, a three bedroom, three bath home of 3,097 square feet listed at $645,000, dropped off the market after 197 days.
-         2341 N Fennimore Ave reduced its asking price by $29,125 and is now listed for $544,000. This custom home will be open for viewing tomorrow (Sunday, October 5) from 1 until 4.
Heads Up for Next Adopt-A-Road Cleanup. We will hold the next Adopt-A-Road cleanup of Tanque Verde Road on Saturday, November 8 at 8:00 AM. Meet at the club parking lot. The cleanup normally takes about an hour. Safety vests, plastic trash bags and pickup sticks will be provided.
Music Under the Stars. The last outdoor performance of the Tucson Pops Orchestra in the Music Under the Stars series for 2008 will take place Sunday, October 5 starting at 7:00 PM at DeMeester Outdoor Performance Center, Reid Park (22nd & Country Club).  The Parks and Recreation Department and Arizona Department of Transportation (ADOT) is offering shuttle service for concert-goers as part of the Art Quality grant. Continuous van services will leave from the Randolph Golf Course parking lot, Alvernon Way just north of 22nd Street, beginning at 5:30 p.m. and running for a half-hour following each concert. The 2008 Music Under the Stars series is sponsored by Long Realty.
Mortgage Rates. The local rate for the benchmark 30-year, fixed-rate home mortgage loan dropped a quarter of a point last week and now stands at about 6%.

Real Estate Activity. During the past week, two homes currently listed had their asking prices reduced significantly.
-         12320 E Cape Horn Dr reduced its list price by $29,100 and is now listed for $639,900. It has been on the market for 138 days and was initially listed at $675,000.
-         1991 N Forty Niner Dr reduced its list price by $65,000 and is now listed for $500,000. It has been on the market for 150 days and was initially listed at $589,000.

49ers Update for September 20, 2008
49ers Real Estate Activity. During the past week, one 49ers home which has been under contract closed its sale and one currently listed home significantly reduced its price.
-         11800 E 49er Fairway Ln, a “builder’s spec” home built in 2007, sold for $536,000. It had been on the market for 429 days before going under contract. Initially listed for $648,000, it underwent ten price changes before sale, listed as high as $710,000 at one time. It was “range” listed for $499,995 to $549,900 at the time of sale. The home has four bedrooms, three baths and a living space of 2551 square feet.
-         12522 E Kit Carson Pl reduced its list price by $40,000 and is now listed for $549,000. This home has been on the market for 127 days and was initially listed at $599,000.
Mortgage Rates. After a week under 6%, mortgage rates for the benchmark 30-year, fixed rate mortgage climbed a quarter of a point last week and now stand at about 6% locally.
