1. Coyote Alert!

Written by: Jack

Pet Warning!

If you have any small pets you should be aware that I have seen coyotes near Pucket Creek, inside our community.

I live near the construction trailer, next to the retention area, and I can tell you that behind the burm, next to the creek I can watch them rove about from my rear window.

DON'T LET YOUR PET BE THEIR NEXT SNACK !

To the folks who are missing their cat on Blaze Dr. I think i saw it on Tues. the 11th. It was to the west  near the creek. Your sign was down so I did not know which house to contact.

I wonder if folks don't want the M'boro Post and leave them in the road could the paper be contacted to not deliver them.

Another thought, noticed last Fall the contactor was mowing the the dead grass on several occasions.Maybe we could save some of this money and our quarterly fees would be so high.

Just wondering if there are rules regarding homes that have several cars parked in the street and in the driveways?  Maybe families could clear space in their garages to accommodate some of the extra vehicles.

You are certainly right in your observation that there seems to be a shortage of extra parking. Hopefully as families move in and clear their garages of the extra boxes and stuff that problem will get better. It also makes that community yard sale idea the other person suggested sound like a good idea. ;-)

Parking is a problem and in the association rules it does state your cars must be in your garage or on your driveway.  I can understand if you have guests or need to park outside of the designated areas for a short time but it's often difficult for me to pull my car out of my driveway due to cars that are parked along the side of the street.

I hope as people settled in they will abide by the rules.

:)

Mark, I just hired Advanced Lawn Solutions to do my lawn. Josh Jobe is the contact at 6152253737. They cost a little more but the quality of the work is outstanding. I got quotes from Quality who now does our community and they were cheaper but their program lacked some key points. I am sure they will give a discount as they get more business from the neighborhood.

I agree that the parking is an issue. More disturbing is the fact that people feel the need to park in their lawn, facing the wrong direction on the street (ticket-able offense), and directly in front of a stop sign (ticket-able offense). I just wish that everyone would take pride in the community. The more presentable the community the higher your home value.

9. Need lawn care

I'm looking for someone to cut my yard (front and back) once a week or so. Does anyone have a teen looking for some extra money or does anyone know of a service that is good, inexpensive and reliable?  We always get flyers for lawn cutters but I'm not sure of which ones to try.

Any suggestions would be appreciated ;)

10. Really? Is the market that bad???

Written by: anonymous

What is going on with the home prices???  I know the market is in a slump but the entry price into this community has fallen substantially.  Are homes really selling $15,000 - $20,000 less than we paid 1 - 1.5 years ago?

OK.  When I moved here, I liked the floor plan (Augusta) and location but the inside was pretty builder basic.  I've painted neutral colors, added crown moulding throughout downstairs and in the MBR as well as a chair rail in the game room.

I've  installed upgraded lighting throughout.  A fence and landscaping in the back yard are next.  Inside, I want to replace the laminate in the pantry and bathrooms with tile.  The kitchen and foyer are alredy hardwood.  Additionally, I want to swap out the bathroom counters and kitchen counter for granite.  Overall, the tile, fence and granite will run approximately $15K if I really bargain shop.  Am I crazy for continuing to upgrade in this market?

What additional upgrades will be the best investment?

Will aluminum, wood or PVC be a better investment for a fence in the long run?

By the way, I'll probably be here 3-5 more years before I'm relocated again with my job.

I also have done a lot of upgrading and will continue to do more.  So far I have upgraded most of my interior lighting, built a large covered patio with tile floor, brick posts, wrought iron fense, and brick planter. I did it mainly for my personal lifestyle. We love to grill and entertain outdoors, although I do believe that it has added value to my home in the long run. Outdoor living is a good area to focus one's home improvement dollars.

Will I see 100% of every dollar I spend on every upgrade (indoor and outdoor) come back when I sell? That is a good question. Here is a link to a good article, 2007 Cost vs Value Report that discusses that question:

Your neighbor may not yet know about this online community forum. Why not tell him or her about it?

Your neighbor might have something they might want to spout off about, or  promote, or contribute to our community-wide ongoing dialogue, but they may not yet have found this place. Why not use this as the perfect icebreaker to get to know your own next door neighbor a little better. Invite them to join in. The more who participate in our Blackman Farm Online Community Bulletim Board the better it becomes for all of us. This is grass roots in action.

Are there rules regarding what side of the street people should be parking on?  I've noticed cars parking on both sides of my street which creates a bit of a hazard when people are trying to "thread" through the cars.  Who is in the wrong if there is damage?  What side should people be parking on?

If i'm not mistaken, aren't these city streets? What are the city of Murfreesboro's laws regarding parking? I think that is the question.

Oh, I thought this might be dictated by the HOA.

Perhaps Ghertner might find it useful to participate in this forum; as much as we pay them per year we ought to have excellent service.  It is difficult to get hold of our rep (Reggie Tullos 615.255.8531) with multiple menus, long waits, and unreturned calls.

We struggle with weeds in our yard- but we do not give up- we pull them, we spray them. Our yard looks pretty darn good- especially when compared to some that are 90% weeds. I want to know why we got a letter from Ghertner threatening to hire an outside company if our Blaze properties were not weeded within 3 days? And from my understanding only Blaze homeowners received that letter? (It referred to the fact that Blaze was the main thoroughfare, very high visibility, etc.) There are bad weeds on all our streets- don't pick on Blaze. Don't we all pay the same exorbitant fees?

What's the deal with fences? the standard has changed repeatedly. Or is there still a standard? Looks lie a free-for-all...

19. Ice cream truck

Can anything be done about the annoying ice cream truck that comes thru our neighborhood?

The "hello" on its PA system is really loud.

Isn't that considered solicitation?

I'm going to put a "No Soliciting" sign on my front door. The ice cream guy doesn't personally bother me so much as the door to door salesmen pitching insect erradication, or anything else I'm not interested in hearing about. I believe the signs at both entrances into our community are suppose to deter people (from outside our community that is) from interrupting me to try to sell me something. I'm also going to install a peephole (front door caller ID). Jeff
