First-Time Home Buyer Tax Credit
The federal tax credit for first-time home buyers is now about half way to its Dec. 1, 2009, expiration date. Serious buyers who wish to take advantage of this free program should be at the very least the begining stages of buying. Don't get caught short without the information you need. Contact me today.

How is the amount of the tax credit determined?
- Who is eligible to claim the tax credit?
- What is the definition of a first-time home buyer?
- Are there any income limits for claiming the tax credit?
- What is "modified adjusted gross income"?
- If my modified adjusted gross income (MAGI) is above the limit, do I qualify for any tax credit?
- Can you give me an example of how the partial tax credit is determined?
- How is this home buyer tax credit different from the tax credit that Congress enacted in July of 2008?
- How do I claim the tax credit? Do I need to complete a form or application?
- What types of homes will qualify for the tax credit?
- I read that the tax credit is "refundable." What does that mean?
- I purchased a home in early 2009 and have already filed to receive the $7,500 tax credit on my 2008 tax returns. How can I claim the new $8,000 tax credit instead?

Jul. 23, 2009 - Good news about home sales |
Sales of existing homes rose in June
WASHINGTON (Reuters) - The National Association of Realtors (NAR) said sales of existing homes in June rose 3.6 percent to an annual rate of 4.89 million units, compared with a downwardly revised 4.72 million pace in May. The NAR said it was the first time the industry had experienced three straight months of gains in existing home sales since early 2004.
"Overall, the news is positive. We have increasing home sales for the third straight month, declining inventory and although prices fell, they declined at a less steep pace," Lawrence Yun, NAR chief economist, told a press conference. "The housing market is healing after four years of recession," he said. Read more.

What’s happening in the marketplace, now – July 6, 2009

According to the Garden State MLS, currently there are two (2) homes actively listed for sale in this Franklin Township Townhouse development, at the time of posting. The two available are 2-story townhouses with 3 bedrooms-2.5 baths. View these active listings.
There is one new listing since my last report to you on June 5, 2009. Both actively listed prices range between $298,000 and $315,000.

According to the Garden State MLS, the month of June, 2009 ended with 55 Franklin Township single family residences sold. Sale prices ranged between $187,500 and $700,000 .
The month ended with 398 active listings on the market ranging in price from $119,900 to $1,265,000. The month ended with 106 residential properties under contract.
