Jul. 27, 2009 - Answers get the Thumbs Up

Questions answered on Truila

One of the ways I reach out to prospective homebuyers and home sellers is to answer questions submitted to Trulia Voices.  The questions might be about a specific property, a community or be generalized.

I always try to provide responses that are concise and to the point. Where appropriate, I will direct the wriiter to additional resources  that might help to provide a solution to the query. Should you have a question regarding the purchase or sale of a central New Jersey home, you can always send it directly here to this site or as Stepanie and K have already done; post your question on Trulia.com.  I will do my best to respond quickly with a helpful and accurate reply.

Jul. 25, 2009 - We're half way to the expiration date

First-Time Home Buyer Tax Credit

The federal tax credit for first-time home buyers is now about half way to its Dec. 1, 2009, expiration date.  Serious buyers who wish to take advantage of this free program should be at the very least the begining stages of buying.  Don't get caught short without the information you need. Contact me today.

Here are some frequently asked questions:

How is the amount of the tax credit determined?

  1. Who is eligible to claim the tax credit?
  2. What is the definition of a first-time home buyer?
  3. Are there any income limits for claiming the tax credit?
  4. What is "modified adjusted gross income"?
  5. If my modified adjusted gross income (MAGI) is above the limit, do I qualify for any tax credit?
  6. Can you give me an example of how the partial tax credit is determined?
  7. How is this home buyer tax credit different from the tax credit that Congress enacted in July of 2008?
  8. How do I claim the tax credit? Do I need to complete a form or application?
  9. What types of homes will qualify for the tax credit?
  10. I read that the tax credit is "refundable." What does that mean?
  11. I purchased a home in early 2009 and have already filed to receive the $7,500 tax credit on my 2008 tax returns. How can I claim the new $8,000 tax credit instead?
  12. Instead of buying a new home from a home builder, I hired a contractor to construct a home on a lot that I already own. Do I still qualify for the tax credit?
  13. Can I claim the tax credit if I finance the purchase of my home under a mortgage revenue bond (MRB) program?
  14. I live in the District of Columbia. Can I claim both the Washington, D.C. first-time home buyer credit and this new credit?
  15. I am not a U.S. citizen. Can I claim the tax credit?
  16. Is a tax credit the same as a tax deduction?
  17. I bought a home in 2008. Do I qualify for this credit?
  18. Is there any way for a home buyer to access the money allocable to the credit sooner than waiting to file their 2009 tax return?
  19. The Secretary of Housing and Urban Development has announced that HUD will allow "monetization" of the tax credit. What does that mean?
  20. If I’m qualified for the tax credit and buy a home in 2009, can I apply the tax credit against my 2008 tax return?
  21. For a home purchase in 2009, can I choose whether to treat the purchase as occurring in 2008 or 2009, depending on in which year my credit amount is the largest?

Jul. 23, 2009 - Good news about home sales

Sales of existing homes rose in June

WASHINGTON (Reuters) - The National Association of Realtors (NAR) said sales of existing homes in June rose 3.6 percent to an annual rate of 4.89 million units, compared with a downwardly revised 4.72 million pace in May.  The NAR said it was the first time the industry had experienced three straight months of gains in existing home sales since early 2004.

"Overall, the news is positive. We have increasing home sales for the third straight month, declining inventory and although prices fell, they declined at a less steep pace," Lawrence Yun, NAR chief economist, told a press conference. "The housing market is healing after four years of recession," he said.  Read more.
