I have just revamped my website for about the fourth or fifth time.  I have some new technology on it, but not much.  I do have someone do routine SEO for me monthly.  Sometime in mid-spring the traffic started to dry up and I lost my place on the search engines.  The stats were telling me that the site needed a rebuild.  When you're trying to do real estate and keep a website going and are a one-person shop, it's difficult.  I do have a webmaster who works with me.  Between my webmaster, my SEO guy and me we managed to publish the site.  I still have some things to do, namely develop a site map. My question is, is a simple sitemap using keyword rich language when possible an okay thing to do?  Thanls. Judith

Thanks for the question and I do apologize it took so long to get back with you. My blog is just now getting "up and going"! I understand the frustration of trying to keep a web site up with a "one man shop", very well in fact. :) Having a webmaster is great, but be sure you have a proactive one who can suggest changes, updates, etc without you having to regularly visit the site to ask. Someone who specializes in real estate sites is ideal. By a "site map using keyword rich language" Im assuming you mean a keyword search within your own site? Yes it's possible but I am not sure it will offer much value unless you have lots of information for clients on how to run their business, etc. The site map is really a reflection of the "drill downs" or the lay out of your site so others can navigate. If you do an edit/find on the site map page that should easily serve as a great search tool. :) Let me know if this doesn't answer your question so I can more fully address it. Dani

Folks, So I would really like to see some statistics regarding how many agents have actually found agents via the Web and closed transactions with them. Can anyone come up with some numbers?   Thanks   /DaveB

I'd have to say that I am an Internet junkie.  A good 65% of my business comes from clients who have found me on the Internet.  I post my listings at Realtor.com, Craig's list, Homes and Land.com, The Herald Tribune online (local), YouTube, Active Rain, the Real Estate Home Show, (Listings by Address...which I won 3rd place in the Carnival of Listings)Nicki Conway Wins Carnival of Homes For Sale, my Personal Website as well as my RE/MAX website

Any print advertising I do always refers buyers or sellers to one of these online venues.

I have been on vacation now for 1 month, during which time I have sold 1 listing and have my associates working with 4 qualified buyers, all of whom found me or my listings, on the Internet.  This is a total of $1.5 Million in potential business.

I'm thankful for the Internet.  While many agents are crying the blues because "there are no buyers", I've never been busier.  Buyers I get from the Internet, are knowledgeable about the market and have done much of the research before I ever meet them.  Many of them have already honed in on a particular neighborhood, sometimes two neighborhoods, which saves me so much time and many of them have done so much research on that neighborhood, that they have a good feel for how much a house is really worth.

Yes, I LOVE the Internet!

Good for you Nicki. A lot of agents I meet don't want anything to do with it - and that is a huge mistake (as you well know!) The key is really hammering out what works and what doesn't. Another one of my colleagues, Alex Lazo, and I have teamed up and written Real Estate v2.0 which is being released in October. We're going to talk a lot about the ins and outs of technology and how to use it properly! You sound like you already have this figured out, which is fantastic!
