So - you either own investment property or are thinking it might be a good time to buy some. It is ABSOLUTELY a good time to buy some. But - how do you know how the investment will work out ? Or - do you know how your existing property is performing? I mean REALLY know ? Depreciation schedules ?  Marginal tax brackets ?   ROI's ? Cash on Cash returns ? Lions and tigers...oh, my!

Hey - no problem. I can help. Whether it is sitting down and walking through your existing or proposed investment, or just sending you my KILLER spreadsheet that lays it all out for you - I am here for you.

I have - on my desk right now - rental units that will return over 20% "cash on cash" immediately. "Cash on cash" is the actual cash flow your "out of pocket" investment will return each year.

If you are looking for your first home - Nick and Amy - we REALLY have to talk. Why not get a great place to live and BUILD WEALTH ? This is not some infomercial. It is real, and powerful. Let someone else pay down your mortgage, let the IRS allow you to reduce your taxes through depreciation benefits, and then - let them allow you to "buy up" with the gains you have realized and shelter all the profit forever. (I am referring to what some call a "Section 1031 delayed exchange of like kind property".) This is almost identical to what you do when you roll over your retirement account - it really is that simple. But - I would make sure you had all the help you needed.

And if you currently have investment property, H.K., let's check it out together. If your depreciation schedules have matured, or were INCORRECTLY set up - which is likely - we need to take action.

p.s. H.K. Check you past year's tax returns. If the schedule E does not show some property being depreciated on a 5 year schedule, and other property being depreciated on a 15 year schedule - you have a problem. And a windfall coming !
