Credit my father. I remember when he took all of the furniture out of my parent's bedroom and put up a HUGE Lionel train display one December.

Fifteen years later I filled the attic of our new home with an HO layout that rivaled his creation.

Today, my back yard is home to trolleys, diesel engines and steam locomotives, complimented by scale (well, most of them anyway) figures and buildings representing an Ocean City of days gone by.

It's just another way to define "Highest and Best Use" of real estate.
