Richard Hamlin, Connecticut's Most Experienced Exclusive Buyer Broker

Richard Hamlin became a Connecticut licensed real estate broker in 1973, following a ten-year career as an industrial engineer, plus two years as the Marketing Director of the Stamford Area Commerce & Industry Association. 

Rich joined William Pitt Real Estate in 1980, while at the same time serving as the president of Harbor View Court Condominiums as well as the founding president of the Stamford Condominium Owners Association. He led the condominium community in the filing of 404 property tax law suits against the Stamford Tax Assessor, with 100% success for the home owners. With a condominium specialty, he quickly displayed his specialized knowledge of the condominium community, listing and selling many of the rapidly developing condominium homes in the area.

Recruited by the franchisee, Rich managed a Century 21 office in 1987 to 1988, training agents in buyer representation at a time when buyer agency was virtually unknown in residential real estate in the area. When Century 21 offered Rich his own franchise, he, instead, opened his own independent agency, Richard Hamlin Real Estate, Inc., and proceeded to increase his buyer brokerage business, eventually dropping seller repesentation in 1995 in order to devote 100% of his time and specialized knowledge to help home buyers level the playing field. Since that year, Richard Hamlin Real Estate has become the longest running, most experienced exclusive buyer broker agency in the entire Fairfield County, Connecticut area.

Rich became an instructor for Connecticut real estate continuing education classes, initially for the Stamford Adult Education Program, and later for two other schools. Today, Rich offers workshops and seminars in: 1) First Time Buyer Seminars, 2) Equity Sharing Joint Venture Partnerships for the acquisition of real property, 3) Creative Financing, and 4) Little or No Money Down Purchases, and 5) Mortgage Acceleration. 

Hamlin's Equity Sharing Program was created in 1986, and features three major versions:

1. Individual assembly of Joint Venture Partnerships between Investors and Co-Investor Owner Occupants for the purchase or saving of individual properties;

2. Builder and Developer Programs for new construction or conversion whereby the builders wish to sell out all units as fast as they can complete them, at top end market level prices, to buyers who cannot buy anything else not similarly marketed; and,

3. Municipal Affordable Housing Programs for municipalities wishing to create excellent housing options anywhere in any price range without creating future slum communities, whereby the individual purchases look just like everything else in the neighborhood and do not carry the potential stigma, "affordable".
