Florida's Real Estate market is changing so quickly, we need a place to talk about it. Whether you're a buyer, seller, realtor, ... chime in!
Seems to me that buyers are revelling in the fact that they have choices now. First time in years they don't have to jump at a home with a full-price contract, even though they don't really love the home.
So what are YOU seeing?

I'm back - actually I just activated the blog. The market continues to evolve here in the Tampa Bay area. There are a lot of single family homes on the market in every price range. However, many sellers don't really HAVE to sell. I have suggested to a few sellers that they not list now. Wait until the glut goes away.

Why September?
Homes have been on the market since the Spring and still not sold. Those who really want to sell are accepting unbelievable low offers. Now is the time to make an offer and see if it sticks. BECAUSE if you wait too much longer, Sellers will set their sights on 'Next Season'. They are already looking for the tourists to hit in January with the big buck. If you wait until October to make an offer, the Sellers will more than likely reject it and wait for next year.
My Thoughts ...Don't bet on it. The tourists will come down as usual, but they will be looking for a deal! They read the newspaper, too. While our market has not been hit as bad as others, the newspapers don't dwell on that. Out of state buyers think we've tanked and their offers will reflect that.
What to Do?
Sellers - Look at your net sheet seriously. If you accept that offer, how much will you walk away with? Maybe not as much as you could have last year, but you are probably not losing money. Make a decision. Either sell now or commit to holding on to your property for at least 2-3 years and sell when the market turns up.
Or, take the money and run!
Buyers - make a low offer. If it is rejected, make a more reasonable offer. If you like the property, but it. Especially in Florida, if you plan to hold on to that house or waterfront condo for more than a few years, it will probably come back and far exceed the price you pay for it today. As a Realtor I can't make predictions, but history suggests as much.
