Last Tuesday the government announced an $800 stimulus plan for the credit markets.  Some $500 million will be spent buying mortgage-backed securities guaranteed by Fannie Mae, Freddie Mac and Ginnie Mae in an effort to push down mortgage rates.
The best time to buy in any market is when it is down (a buyers market) and the circumstances for you are right. This is a prime time for a buyer with good credit and/or a good down payment to buy a house in the greater Lansing real estate market. Right now inventories remain high and prices have fallen over the past 2 years. And mortgage interest rates continue at all time lows, with rates dropping under 6% yesterday for typical 30-year fixed loan. The first time home buyers credit of $7500 will be ending on 7/1/09. There has never been a value to “waiting” in real estate, especially now. If you have been thing about buying a home, now’s the time to make your move.
Real estate is first and foremost an investment. And like investments will sometimes perform well and sometimes not. However for those looking long term, it has almost always performed well. There’s plenty to do in Delta Township and Grand Ledge with the happenings, home tours, and Santa Claus. I want to start out by saying kudos to the Grand Ledge Rotary Club for sponsoring a bus at Felpausch recently to collect food for the Grand Ledge Food Bank. This is the time of year when hometown people come together to give generously to local charities. With food drives, warm clothing, and monetary donations, it just goes to show that Delta Township and Grand Ledge are great places to live, work, and have fun. Numbers are up substantially this year do to economic challenges. If you and your family would like to help become part of the solution just contact: GRAND LEDGE EMERGENCY ASSISTANCE PROGRAM (GLEAP) It was initiated by area clergy in the 1970s to help people through emergencies. Currently they provide funds to help with utility bills, doctor visits, food, and medicine. They also coordinate a yearly effort to deliver Christmas food baskets to the needy. Santa Claus is coming to town on December 5th at 7 p.m. in downtown Grand Ledge. Bring a non-perishable food item to the parade and enjoy a Free Movie with Santa at the Sun Theater. Fed Cuts Rate Again This will be a big shot in the arm for home sellers and buyers in the greater Lansing real estate market. In addition to today's good news, NAR Says the Economic Stimulus Legislation Will Help Jumpstart Sluggish Housing Market .
Inventory remains high throughout the suburbs of Okemos, Holt, Grand Ledge and Dewitt, which means buyers have plenty to pick from.
An Online mortgage calculators are a good place to start, but as you get closer to being ready to buy, there is no substitute for a written mortgage pre-approval.
