Fall is really the best time to buy real estate in Lake Tahoe for the following reasons:

1. Many home sellers have had their homes on the market all summer and do NOT want to go through another winter.  Winter here has far less buyers than summer, and their properties do not show well in the snow. Because of this, they will substantiall drop their prices.

2. Many sellers will pull their properties from the market for the same reasons listed above and rent them until Spring of next year hoping for the new influx of buyers.  Thus, you have less homes available to choose from.  I, for example, have a listing in Squaw Valley, for which the owner has greatly reduced the price to $775,000 for a four bedroom home(an unbelievable price for Squaw Valley, actually!), but will pull this and rent this for the winter if not sold by mid October. 

3. As I mentioned, we have far less buyers in the Winter here. 

All in all, this is the time to buy!  Mortgage rates and prices are great-the perfect combination...
