Central Ohio home prices graph last 15 months

Central Ohio home sales highest since in Octber 2009 the sales volume was the highest since "the boom."

The blurb from the Columbus Board of REALTORS® this month is primarily about sales volume and inventory levels.  The Columbus Dispatch's take on the news....  "Central Ohio home sales skyrocket"  Sales volume.  was up.  Many of the October home sales were first time home buyers because of the impending (but now extended end of the first time home buyer tax credit. 

Central Ohio home prices this is a huge chunk of the middle of the state including:

All of Franklin, Delaware, Fayette, Morrow, Madison and Union Counties

Parts of Clark, Champaign, Fairfield, Hocking, Knox, Licking, Logan, Marion, Pickaway and Ross Counties.

 

Columbus Board of REALTORS® MLS area home prices (in all those counties) :

Average list (for sale) price $231,000

Average sale price for the MLS is $160,000

Median sale price for the MLS is $140,000

The graph is for the whole MLS area and shows the home prices for the past 15 months.

 

I work in Southern Delaware County and Northern Franklin County primarily.  You know places like Worthington, Westerville, Upper Arlington, Powell, Lewis Center, Hilliard, Grandview Heights, Gahanna, Dublin, the Clintonville neighborhood (northside of the City of Columbus)...

 

Clintonville home prices  - the MLS area where Clintonville / Beechwold is (contains other neighborhoods)

Average list price $216,000

Average sale price $188,000

Median price $188,000 (really I double checked - just a coincidence)

Lewis Center home pirces - the 43035 ZIP code

Average list price $324,000

Average sale price $257,000

Median price $259,000

Powell home prices- the City of Powell  (Powell Corporation Limit)

Average active price $440,000

Average sale price $322,000

Median price $310,000

Westerville home prices   - the Westerville School District

Average home list  price $266,000

Average sale price $194,000

Median price $166,000

Worthington home prices -the Worthington School District

Average active price $282,000

Average sale price $226,000

Median price $191,000

Upper Arlington real estate market

Upper Arlington inventory of homes a graph

 

The graph shows inventory of  single family homes in the Upper Arlington School District for the past 15 months.  The 6.5 months at the end of October 2009 is comparable to the Columbus MLS as a whole, balanced.

The news Monday from the Columbus Board of REALTORS® Columbus home sales highest since... said

"The month’s supply has dropped 30 percent from last year. Last year at this time, the months supply was 9.82 meaning that if no new homes were added to the market, it would take almost ten months to sell all remaining inventory. Today, that number is down to 6.86. A market is typically considered balanced with around a 6.5 to 7 months supply."

CBR (Columbus Board of REALTORS®) compares the October 2009 home sales for the MLS as a whole to October 2006.

months of inventory (based on closed Sales) in comparison to October 2008 - 40.4% less

The homes represented by this graph are single family homes in the Dublin School District.  The graph shows inventory of single family homes in Dublin schools for the past 15 months.  You knew that though didn't you?

Dublin real estate market - the numbers

 52  homes sold in October 2009
7.5  months of inventory based on sales

 9.7%  less homes for sale than a year ago.
25.7% less months of inventory (based on closed Sales) in comparison to October 2008

Average active price $521,000
Average sale price $291,000

Dublin real estate market -

Since these statistics are for more than just the city of Dublin, it includes properties in neighborhoods in the City of Columbus including Ballymead, Brookside Colony, Brookside Woods (some, part of the neighborhood is in Worthington schools, Olde Sawmill (parts of this neighborhood are in Worthington schools and part is in Dublin schools), Riverside Green, Summitview Woods and many, many more.

City of Dublin neighborhoods such as Lowell Trace, Westbury, Wexford Woods, Wyndham Village and lots more.

Neighborhoods in unicorporated areas in Dublin schools are included in the graph of inventory and statistics. 

Central Ohio school district boundaries existed long before this area was developed and parts were annexed into Dublin or Columbus.

October 2009 Central Ohio homes sales highest since....

According to the Columbus Board of REALTORS®   October home sales highest since the housing boom!

The 2021 closed sales in October 2009 were in the full area that the Columbus Board of REALTORS MLS serves which serves a huge chunk of Central Ohio. It includesaccording to the table  the local MLS serves Franklin, Delaware, Fayette, Morrow, Madison and Union Counties and parts of Clark, Champaign, Fairfield, Hocking, Knox, Licking, Logan, Marion, Pickaway and Ross Counties. 

I work primarily in Northern Franklin County and Southern Delaware County.

Highest home sales in volume.

Central Ohio homes sales highest since.... according to the Columbus Board of  REALTORS®:  "The 2,021 sales last month represents the highest number of listings sold in the month of October since the housing boom in 2006."
