Everyone's talking about Zillow

The real estate industry has been abuzz for months.

Rain City Guide - Day One "Despite the fact that the Zillow site spent most of the day gasping and sighing, a ton of digital ink was spilled discussing their service (or lack thereof). Here are the articles I found most interesting from Day 1:"

Have you looked at Zillow.com to see the value of your home... according to Zillow?

Six sales in the past 30 days in the City of Worthington:

Old Worthington listings

Sale price $335,900 Zillow's estimate of the value? $298,211.
Sale price $223,500 Zillow's estimate of the value? $200,810.
Sale price $188,000 Zillow's estimate of the value? $164,246.

Colonial Hills listings

Sale price $185,500 Zillow's estimate of the value $160,274
Sale price $140,000 Zillow's estimate of the value $164,148
Sale price $137,500 Zillow's estimate of the value $149,728

Zillow did better in Worthington Estates.... within $2000.00 of sale price on the one house sold in that neighborhood since mid January. Zillow was very close in Worthington Park (City of Worthington) within $1000.00 ...of the true sale price. Zillow's estimate of the value of a home that sold in the Davis Estates was lower than the real sales price by about $7000.00 A Worthingway neighborhood properties' estimate of value was $6500 higher than the sale price...

Margin of error?

From Zillow:

Zestimateâ„¢ - Enter your address to get an idea of what your home is worth."

The information Zillow is getting this from is the tax values, that is available to you via the various auditor's websites in Central Ohio. The Zillow site is a beta. It's got to get better at estimating value and of course this is only a small sample.

Zillow like many real estate databases relies heavily on Zip codes... there must be an attraction to the Z.

I was going to call Zillow's estimates of value "Zestimatesâ„¢" but decided that is just plain Ztupid.
