I recently moved to a new state and will be re-starting my career as a Realtor. I was fortunate that when I initially started my career it was in a town that I had lived in for 25+ years...now I have no sphere of influence...no referrals. Help, any advice would be greatly welcomed.

Hi Brooke,

These are tough times for Realtors in Washington, but there is news that things are finally turning in the ecomomy.

Meanwhile here are some things I have been doing that have been very effective:

Social networking with Linked in, active Rain, and hopefully soon facebook. Blogging on this site and Active Rain. You will get noticed and people from other areas of interest will need a realtor and want you.

Getting more education at this time is something I have also done. I recently got my e-PRO designation and I am so glad I did.

Getting you website up and running and working on SEO is something to hit hard in slow times too.

Networking with your community is something that is amazing right now. People want to work together through tough economic times. where there is a problem there is much opportunity.

For example, going to the Assesors and finding out what tools they have for your clients. This will set you apart from other agents. Talking to the service folks that will help with real estate in your area and networking with them. Plumbers, contractors, handy men, electricians, home inspectors, title companies. Introduce yourself and find out what they have to offer. They might remember you to a friend who needs help and will see you took the time to learn about them.

Furniture stores, stagers etc. The network opportunities in slow times is endless. Are there any hobbies you really enjoy, can you find a group to join in your fa vorite past times. There again is another opportunity. Ask everyone you know for their business and let them know what you will do to help them!

These are just a few ideas but when you start to network and see how open and friendly folks are you will feel empowered to continue and before you know it you will be busy again in real estate.

Best of luck and keep in touch.
