The buzz with real estate professionals today seems be about the Team Concept. But what is it? There are various nuances to the real estate "Team". Some are two or more agents combining forces. Some are mentor programs for newer agents to work with/for experienced agents. Others will hire agents to work directly for them as "Buyer's Agents". It depends what you are comfortable with, what your business can sustain and how much more you and your market can absorb.

There are several pros and cons with anything in life and business. Some of the cons of Teams are: personnel compatibility, human error, employees versus independent contractors, accounting/bookkeeping, payroll, added emotions, etc. In my mind, the pros outweigh the cons significantly. Increased productivity, allow yourself to do what you do best, added creative energy, set and obtain goals as a group, answer phones, allow you to enjoy non-work vacations.

I have developed our own brand of Team Philosophy. At the encouragement of my CRS instructors, we have created the Dream Team Marin based on my intern assistant training program. After having hired a full time assistant and being not satisfied with the results or the financial burden, I started hiring and training young people from the local high schools. Together we developed procedures and check-off sheets for most every function in our office for the interns to be productive.
The benefits I’ve come to find and appreciate are; they work part time, they recruit new members and their loyalty is amazing. Their ability to understand, embrace and utilize all of the new technology available to us is also a major plus. We are globally connected through text messaging. They helped me build a Facebook page and connect an amazing network through the internet. They have built and maintain four websites. They arrange and organize move in/out, welcome to the neighborhood and client appreciation events. They have developed a system where they are very effective at open houses and obtaining leads. I could go on and on and on…
 The most appreciated activity by my clients is their “Move In Event”. Picture yourself having just completed the purchase of your new home. You’ve been packing non-stop for the past few days and finally the movers are arriving at your new home. You are greeted there by a bevy of young people all wearing the same DTM logo shirts. They welcome you to your new home and then proceed to break up into small groups. These groups have a very specific goal in mind; Within 2 hours to have the kitchen clean and usable, bathrooms clean and usable and a sleeping space set up. But, it is the little extras that they do to make this a highly memorable event. They are eager and happy to help out.

We just put together a book and CD called “Intern Assistants 2.0, Setting Up The Concierge Advantage” with Chandra Hall, a prominent CRS instructor. It is designed for agents to be able to create their own “Dream Team” complete with Microsoft Work templates of their procedure/check off sheets. The Team will definitely set you apart from the competition and inexpensively generate tremendous Buzz. I look forward to hearing about your Team successes.

Hi Marty,

You forgot to mention how beautiful and consistently friendly the members of your Dream Team are. I have seen photos of your Move In Events before and was incredibly impressed. Moving can be incredibly stressful time but your team keeps it fun, upbeat and makes it a truly exciting experience.
