With the dramatic market changes in the Real Estate Industry, we are back to “Real Estate 101”. Some homes are selling and some homes are sitting. The homes that are selling are the ones in good locations, with good curb appeal and shows well. A home that shows well is updated and appeals on an emotional level with an emphasis placed on the kitchen, bathrooms, flooring and organizational flow.
A home in a good location is one close to top rated schools. It could be one located as to shorten the commute time to and from work and increase “Family Time”. Some well located homes have a unique benefit such as an incredible view of the ocean, beach, city skyline, majestic forest or park. And some benefit from being close to urban and cultural centers.
Good curb appeal is achieved by not only having the lawn mowed, bushes trimmed and house freshly painted. It is also done by creating the emotional appeals predominate to the buyers of the area. Researching who these people are and what they are looking of will help immensely. Take a photo of the home from the vantage point of where a passerby would be viewing from. Look at it and assess what can be done to make it representative of what is needed. We are all aware of the old adage; you only have one chance to make a first impression. A majority of buyers will subconsciously decide whether or not to buy before they even walk in the front door.
Homes that show well draw upon the emotional appeal to the prospective buyers. An updated, clean well organized kitchen that flows well is tops on the list. We spend so much time preparing and sharing meals with those we live with. For most families it is the focal place of unity within the home. Clean updated bathrooms work on the personal emotional levels and clean updated flooring is a must for those buyers with children and or personal cleanliness issues. The flow of the home works well on many buyer’s subconscious emotions. The concepts of Fung Shui help immensely with the flow of a home. An emphasis on organizational flow is wise.
Working with competent designers, interior decorators and contractors is a must. Most Realtors I know will have some excellent referrals for these professional within their areas. We have several that we would recommend on the “Marty Pages” section of our website. My strongest suggestion is to make the updates/corrections/remodel now while you can enjoy it too.
