As many of you know, there is a multiple of homes on the market in Gulf Harbors which have been on the market for months and months. In 2005 this area hit it's peak, many quality waterfront homes were selling in excess of $450.00 per square foot. Things have changed. Today you can expect to purchase a wonderfull canal front home in this, the best watefront community Pasco County has to offer for as little as $175.00 per square foot. Now, keep in mind that there are waterfront homes and then there are watefront homes. Use my pool home listing at 3554 seaway Drive New Port Richey Fl 34652 as an example. It is just under 2800 sqare feet, is a 3/2/2+, is on a wide canal with no bridges just minutes to open water gulf, and it is priced at just $175.00 per square foot. There are cheaper homes to be had in Gulf Harbors to be sure. Typically, they are older, on lesser canals, with bridges to go under limiting the size of boat you can use, and could require extensive repairs as some of them are forclosures. In short, anything under $200.00 per square foot in Gulf Harbors is a steal.
