Grand Rapids, MI Hits the Top 5 in the Home Affordability List!

When the news broke that Grand Rapids was the 5th most affordable city in the United States, you would have thought there would be cheering and dancing in the streets.  After all, isn't affordability a great thing in the era of recession fears and increasingly dire economic news?  

Well, if there was such thing as negative miracles, somehow this normally great news is being apprehended by the boogie man...fear of the unknown.  News reports indicate that potential buyers fearful of further declines in the market are determining they won't buy now even though prices haven't been this low for more than 20 years!  Wow!

Well, I'm glad that I'm living in a parallel universe.  These past two weeks have been some of busiest we've had at Audu Real Estate.  We're taking buyers out and some of the deals that we're seeing are so good that we're being told that we're offer #2 or #3.  Today, I fielded several requests for home showings on homes we have listed!

When opportunity knocks, we have determined that we don't want to be sleeping.  We've found that it's better to open the door because often opportunity doesn't stick around, it keeps on trudging towards the next likely candidate.  What FDR said remains true... 'the only thing to fear is fear itself.'

We're at the halfway point for the year & it has come mighty quickly!  This year, for the first time, the Grand Rapids, Real Estate Association of Realtors(GRAR) launched an ad campaign with the focus "Now is The Right Time to Buy!" 

While advertising does not create instantaneous results, it is helpful to see how our market is comparing with the newly revised market predictions form the National Association of Realtors. (NAR)  First, let's take a look at the local scene.

So far, this year, the highest sales price in the Grand Rapids, Michigan School District has been $479,000 which was just about 1/2 the price of the highest sale price for East Grand Rapids, Michigan ($1,375,000) and 5-10% lower than some neighboring communities such as Hastings, Michigan where the highest sales prices was $488,000 or Jenison, Michigan school district where the highest sales price was $520,000.  To Search for Homes by School District click here...

Average sales prices for 2007 have hovered around $108,000 with the median price at $105,000.  We're still lagging behind last year in terms of average sales price & some other key indicators. 

Last year, the average home in Grand Rapids, Schools sold for approximately $117,000 and the median was $114,000.  That translates to a 7.6% Decline in Average Home Values in the Grand Rapids school district over the past year.  

In terms of the Number of Units...at the 1/2 Mark of the Year,  there have been just slightly less than 1/2 the number of homes sold over the entirety of last year. The number of listings for the entire Board is up this year by about 1300+ units for statistics compiled up to May 2007, but the Sales Price aggregate for Listings is below last years numbers significantly.

This is NOT the time to over-price a home!  Take a look at the graph below...The yellow bars correspond to 2007.  If a home was priced correctly and on the market for a week or less in 2006 & 2007, most homeowners got pretty much what they were asking for.  If the home was on the market for over 90 days, Deep Discounts kicked in if homeowners had to sell their homes.  The price correction for over-pricing is even STEEPER than it was for 2006...We're talking discounts of up to 25%!  Ouch!

in comparison to National Statistics?

According to the National Association of Realtors Housing Market Focus, the revised predictions call for a 6.4% drop nationwide in existing home sales. At the beginning of the year, the forecast had indicated a stabilization of the market, with a moderate increase in sales. 

Factors which have impacted the forecast nationwide include the crisis in the sub-prime lending industry.  In the greater Grand Rapids, Michigan area, this has been compounded by continued sluggish growth in the economy due to job losses.

If your home could talk...

 

 

in love with your homeYes, I've been wanting to do this for awhile.  Don't act so surprised to discover my voice, you 're talking all the time, now it's time for you to listen to what I have to say.  I'm aware that you have decided to leave me and move on.  Hey, I'm taking it a little hard right now, but that's OK.  There's a time for everything. 

I hold no hard feelings and heaven knows we have shared many special  moments and memories.  I've been there when you were up and I've hung in there with you when you've been down. We've celebrated  victories and shared some tought stuff in defeat.  I've been around the block a few times; this isn't my first time on the market, but that fact doesn't make it any easier to say goodbye. 

Now, let's get down to business.  Like I said, I know you've decided to move and having done this before, I thought you might benefit from some tips.  First, please  don't make this any harder than it has to be.  After all, I'm the one who will have strange people trampling through me, critiquing my figure,... I mean structure and personality.  These strangers don't know I hear them when they make disparaging comments or pry into areas which are well, should I say kinda private.  I'm going to be the one jabbed and poked by inspectors and who knows who else.  Sooooo....let's be smart about how we go about this.

Please do me a favor and do your homework.  There's no reason to be uninformed about how much I'm worth.  Yes, I know I'm priceless...but honey it's almost over and we must both move on.  There are many FREE services from real estate professionals which you can take advantage of, but remember you get what you pay for.  Don't bore me with interminable interviews, decide on your top selections, get your recommendations and then do the job right with someone who knows what they're doing and can provide evidence to support their results.

Next, clean me up!  You & I hang out all the time, and we're comfortable together.  But, this is company and I like to look good.  I'm still pretty vain, that hasn't changed much since you first saw me and fell in love at first sight.  I'd prefer YOU be critical with me than have strangers pick me apart.  Please get up close and very personal.  Where am I showing signs of wear and tear?  I'm a great lady, but a nip, tuck, or pick me up coat of paint will do wonders for my ah...personality.  Don't forget to clear all the clutter  and junk which has stuffed up my airspace big time over our years together.  Give me room to breathe, after all even houses have their moments if you know what I mean.

Fix the stuff we both know needs attending to.  And for goodness sakes, be honest about my history.  Don't make me an unwilling partner to any lying shinanigans!  Don't forget to spruce me up outside as well.  After all, I can only make one great first impression.  Yes, this is important to me...need I say it again...the vanity thing, surely you understand.

I'd also appreciate if you'd take some time to talk with me.  I love hearing about the good times that were shared within my walls.  I may not understand why you feel it necessary to leave, but I accept your decision.  Remembering our times together helps me prepare to meet the new homeowners.  I want them to feel my welcome when they enter the door.  I want to fill their lives with love and laughter in the way I did yours.  You can help make this transition easier by taking down mementos of our special times together for you know that I will always be in your heart.  However, my new owners will need to create their own special moments within my space, so give them a clean slate to work with.

Lastly, know that I will always love you.  I hold your presence warm, tight and safe within my inner sanctum.  Even as I open my arms to once again welcome others who I hope will treat me well, your echos will still meander through the memories of my mind.  I'll find ways to share them; sometimes in unexpected fashion, but be assured most of your secrets will ALWAYS remain safe with me.
